Odesa Property Blog: News and Advice

A blog about property in Odesa: what is happening on the market, how to choose and where people go wrong. We write from what we see in our work rather than retelling other people reviews. There are seven sections, and market news is the largest.

Market news

The largest section. What has been completed, what has broken ground, how prices move by district and what that means for a buyer. Every item is tied to a particular complex or district, and each one ends with what follows from it for someone searching right now.

Advice for buyers

How to read a listing, what to check before the deposit, how a foundation pit differs from a finished building, when haggling is appropriate and what a renovation really costs. This section is for the first time buyer who would rather not learn on their own deal.

Advice for sellers

How to set a price so the flat does not sit for half a year, what to prepare for a viewing and which documents to gather in advance. A short section, but every article in it saves an owner weeks.

New builds, letting, investment

New builds means breaking down complexes and instalment terms. Letting is about renting without voids and what to do with a difficult tenant. Investment is about what a flat really yields after tax and upkeep, and why that is rarely the figure the advertising promises.

What makes this blog different

Most property writing is assembled from other people reviews and therefore reads the same everywhere. We write from our own database: when an article says a metre in a district costs a certain amount, that is calculated from what is listed today rather than taken from last year report.

The second difference is that we name the inconvenient things too. If a complex has expensive parking or complicated paperwork, it goes into the text, even though that makes selling harder.

Legal questions

Inheritance, shares, underage owners, selling with a mortgage. Here we write together with a lawyer and without simplifications: in these topics a simplification costs money.

FAQ

Frequently asked questions

How often do new materials appear?

Market news goes out on a schedule, several times a week. Articles are rarer, because each is written for a specific question people bring us.

Where does the data come from?

From our own property database and from the work of our agents. Where outside facts are needed we verify them before publishing rather than retelling other reviews.

Can I suggest a question for an article?

Yes, write to us. Several pieces grew out of client questions, and they are the most useful texts in the blog.

Can I republish your material?

You may, with a link to the source. Without a link it is simply taking the text, and we notice.

Where do I find news about a particular complex?

In the market news section: every item is tied to a complex or a district, and each complex page links to what has been written about it.
