New-build apartments in Odesa

A new build is, above all, a different standard of housing: modern layouts with open-plan kitchens, proper lifts, autonomous or individual heating, parking and a closed courtyard. In most developments you get a building designed around how people live today rather than adapted to it.

The second argument is the condition of the building itself. New pipes, wiring, meters and insulated facades mean that for the first ten to fifteen years an owner rarely faces the capital repairs that are inevitable in older stock.

New build or resale?

A new build gives a modern layout and a building with life left in it; resale gives a lower price, a finished renovation and established infrastructure. Compare total cost including the fit-out, not price per square metre.

Can a new-build apartment be bought in instalments?

Yes, many developers offer instalment plans during construction. Terms vary widely, and we compare them with you before you commit.

When does a new build gain most in value?

Usually between foundation stage and completion. That gain is what investors are paid for taking early-stage risk.

What to check before buying

First, the stage of construction and the developer’s paperwork. A completed building and one at foundation stage are entirely different risks, and the price gap between them is the price of that risk. Check the building permit, the land rights and how the developer met deadlines on previous projects.

Second, the real cost after purchase. On top of the price you will pay for a full fit-out, furniture and appliances, and often higher service charges. Third, the surrounding infrastructure: in a new district the school, kindergarten and transport links sometimes arrive after the residents do.
