Harmony Development near Odesa: all its projects

Harmony Development is a developer with two projects on Fruktova street in the Ovidiopolskyi district. Neither is in the city itself but in the suburbs, and that is the main thing to understand before a viewing.

What it has built

The Harmony Avangard townhouses, due in 2025, and ARTPARK, due in 2027. Both stand on Fruktova, in one place, which helps a buyer: you can see how the developer finished the first project before buying into the second. Two projects is not many, and there is no twenty year reputation here, so the checking is done on documents rather than on a name.

The suburbs: what you gain and what you pay

You gain a lower price per metre and a different way of living: your own entrance, often a plot, fewer neighbours, quiet. You pay with the journey: the centre of Odesa is a drive away, and at rush hour that is felt. You pay with infrastructure: schools, nurseries and clinics in the suburbs are either new or distant, and that is checked on the ground before the deal rather than in a brochure.

A townhouse instead of an apartment

It is a different product, and that difference weighs more than the developer name. In a townhouse you are responsible for the building: the roof, the services, the plot. Running costs sit below an apartment with a management company, but there is more work, and every few years it costs money. Selling a townhouse is harder than selling an apartment: fewer buyers want the format, and the sale takes longer.

Who it suits

  • Buyers who want a house without building one. A townhouse is a finished answer without starting from a plot.
  • Families with a car. Without one, suburban life becomes inconvenient.
  • Buyers who value quiet. There is more of it here than in any city block.
  • Not for buyers commuting to the centre daily. The journey eats what the price saved.

What buyers worry about

  • Will a developer with two projects finish. We read the permit, the applicant, the pace and the bank accreditation. A small developer is not a verdict, but checking here is obligatory.
  • What about the utilities. In the suburbs this is the central question: gas, water, drainage, power. We verify connections in fact rather than on the drawings.
  • Is there a school nearby. We look on the ground and ask where the neighbours take their children. That answers better than any map.
  • Will the price rise. Suburban growth is slower than the city, and the main factor is the road and the infrastructure rather than the house itself.
  • Will it be easy to sell later. Harder than an apartment. If your holding horizon is short, that argues against the format.

How we work with this developer

We drive out together, view both projects, check the permits, the connections and the state of the work, and read the contract for the price, the timing and what the handover includes. Separately we time the journey: how long the trip to work and school takes at rush hour. If the suburbs do not fit after that, we say so and show city options in the same budget.

A case from our practice

A family chose a suburban townhouse and sold it at a loss six months later: the school run took longer than they had expected when they viewed the house on a weekend. We now ask buyers to drive the route on a weekday morning before any deposit. It is the one check documents cannot replace. We name no one.

What the price covers

The work covers checking the developer and the permits, verifying the utility connections, the contract work, and support through to registration. Which projects does Harmony Development have

Two: the Harmony Avangard townhouses due in 2025 and ARTPARK due in 2027, both on Fruktova street in the Ovidiopolskyi district.

Is this Odesa or the suburbs

The suburbs, the Ovidiopolskyi district. The city centre is a drive away, and that is worth costing before buying.

How does a townhouse differ from an apartment

Your own entrance, often a plot, and responsibility for the building resting with you rather than a management company. Cheaper to run, more work, harder to sell.

Is this developer reliable

It has two projects, so we judge by documents: the permit, the applicant, the pace, bank accreditation. We show the result before the deposit.

How much does a house cost

The price follows the project, the floor area and the plot. We quote current offers on the day you ask.

Are instalments available

Suburban schedules exist and can be long. We confirm the terms with the developer on the day you ask.
