New builds under construction in Odesa

What "under construction" means for a buyer
Two or three years separate a foundation pit from the keys, and the price per metre passes three levels in that time: lowest at the early stage, middle once the slabs are up, highest in a finished building. That gap is paid for with waiting and risk: a completion date can slip while the payment schedule runs on. On sale now: 6 945. The cheapest offer starts at 4 700 $.
Where most of the building happens in Odesa
Most of what is under construction now stands in the Prymorskyi district, followed by Kyivskyi, Khadzhybeiskyi and Peresypskyi. The difference between them is not the quality of the buildings but what you are paying for: in Prymorskyi the district is in the price, in Peresypskyi you find its floor, and Kyivskyi and Khadzhybeiskyi sit in between with transport and schools.
Completion dates: why the documents matter
Advertising states a more optimistic date than the paperwork, which is habit rather than deceit: a brochure puts the date at the start of a quarter while the permits say otherwise. So we read the permit for that specific phase and watch the pace on site: a floor a month is normal, a two month pause is a question for the developer.
Who it suits
Who it suits
- Buyers who have somewhere to live. An early stage costs less, but occupancy has to be waited for.
- Buyers using instalments. An interest free schedule runs to the completion date, so an early stage gives a longer one.
- Buyers investing. The gap between a pit and a finished building is the return, and it depends on the developer rather than the market.
- Not for buyers who need to move in now. Finished phases and the resale market exist for that.
What buyers worry about
The questions construction raises
- Will the developer finish. We read the record rather than the promises: a company with five delivered buildings carries a different risk from a first project.
- Will the date slip. It usually does; the question is by how much. The pace on site shows that more precisely than any statement.
- What about the phase documents. The permit must cover this building rather than the previous one: a complex can be under construction for years while the new phase lacks papers.
- Will the price stay the same. We read the price revision clause: a link to an exchange rate or an index means the final sum is still unknown.
- Will a bank lend at an early stage. Some banks do not finance a foundation pit at all. We ask before the appraisal, not after.
How to buy through us
You name the budget, the district and the date you need to move in. We shortlist the phases that fit and show you not only the site but also the buildings the same developer has delivered, which is the most honest preview of the result. Then the checks on the developer and the phase documents, the contract with its price and delay clauses read aloud, and support through to registration.
A case from our practice
A buyer chose an early stage phase for the lower price per metre. We compared two buildings by the same developer: one delivered a year late, the other on time. The difference lay in the phase rather than the company, because the late one stood on land under dispute. The buyer took the second, a few per cent dearer. We name no people and no addresses.
Guarantees and what the price covers
Selection and viewings are free. What is paid for is checking the developer and the phase, the contract work and support through to registration. We guarantee a fee named before the deal and document checks before the deposit. Nobody guarantees a completion date, ourselves included: this is construction rather than the purchase of something finished.

FAQ
Frequently asked questions
How many new builds are under construction in Odesa
The list on this page is live: it is assembled from our database, and the count changes as buildings are delivered or new phases appear. The number of cards on the page is the answer for today.
Which stage is cheaper
The early one. Within the same complex the gap between a foundation pit and a finished building can be substantial, and that gap pays for the waiting and the risk.
Is it reasonable to buy with completion in 2028
It is, and buyers do so for investment or for a long instalment plan. The further the date, the more the builder matters: checking the developer counts for more than the layout here.
What happens if the completion date slips
The payment schedule runs on while occupancy is postponed. That is why we look for a clause on the developer liability for delay, and it is not always there.
Will a bank lend on a building under construction
That is the bank decision: some will not finance early stages. We get the answer before you order an appraisal.
How can the construction pace be checked
The developer photo reports plus a site visit. We count how many floors went up over recent months and compare that with the promised schedule.
