The median price per square metre in the Prymorskyi district of Odesa is 1 563 $, in Peresypskyi 887 $, October 2026: half of the flats cost less than that figure, half cost more. Taken as the full price of a flat the gap looks different: 87 000 $ against 45 000 $. Prices are current as of 16.10.2026.
Why the two figures do not match
The price per metre compares buildings with each other: it removes the difference in floor area and shows what the district, the building and the condition of the flat cost. The full price answers another question, the sum you start the search with. So where more small flats are on sale, the full price is lower at the same price per metre, and the other way round.
Listings show it plainly: two flats with the same price per metre differ by tens of thousands in full price, because one is a studio and the other has three rooms.
Why we quote a median and not an average
A median is the middle of the list. Line the flats up from the cheapest to the most expensive, and the median sits exactly in the middle: half of the offers cost less, half cost more. An average behaves differently, because a few expensive flats pull it upwards, and the result is a figure at which almost nothing in the district actually sells.
How to use this when choosing
The price per metre is the figure for comparing two options with each other: the same floor area, different buildings or different districts. The full price is the figure for the budget and the first instalment. A budget below the middle of a district narrows the choice to particular buildings and flat conditions, and that is an ordinary reason to look at the neighbouring district. A budget above it moves the conversation from the sum to what it includes: the floor, the condition, the view, a parking space and the seller documents.
