Apartments in Poskot (Kotovskoho)

Poskot, the Kotovskoho residential area, is the largest housing estate in northern Odesa. It functions independently, with its own markets, schools, clinics and shopping centres, most daily errands are handled without leaving the area.

Its main advantage is price. These are the most affordable apartments in the city, and this is where first-time buyers and investors with a small entry budget usually start. The housing is mostly panel-built, nine and sixteen storeys, set around large green courtyards.

Where is Poskot?

The Kotovskoho area in the north of Odesa, part of Peresypskyi District, stretching along the coast and Dobrovolskoho Avenue.

Why are apartments here the cheapest in Odesa?

Distance from the centre and the sea, standardised panel housing and limited road access. Local infrastructure, however, is self-sufficient.

How bad is the rush-hour commute?

Up to forty minutes to the centre at peak times, with the heaviest outbound traffic between eight and nine in the morning.

What to weigh up

The commute is the main drawback. Getting to the centre in the morning and back in the evening can take forty minutes, with traffic funnelled along essentially two routes. If you work in the centre, count that time honestly before buying.

The second is the difference between buildings. Within the same estate, well-maintained blocks with an active owners association stand next to blocks where nothing has been done for decades. Look at the entrance hall, the lifts and the pipes in the basement, those, not the decor inside the flat, determine your future costs.
