What is on sale in Turkey
The list holds 344 complexes in Turkey. Most of them are in Alanya, then Mersin, followed by Istanbul, Antalya, Izmir, Bodrum and Side.
Buyers come here for three different tasks: a home by the sea for the season or for good, an apartment to let during the resort season, and a residence permit. Citizenship is a separate matter, decided by the valuation figure rather than by the property itself.
Cities and districts
Alanya: the widest choice in the country. The districts buyers name are Mahmutlar, Oba, Kargicak, Avsallar, Demirtas, Kestel and the centre by Cleopatra beach. They differ in the distance to the sea, the age of the buildings and the price per metre. The list: apartments in Alanya.
Mersin: a city rather than a resort, so entry prices are lower and demand is steadier through the year. The list: apartments in Mersin.
Istanbul, Antalya, Izmir, Bodrum and Side: fewer properties, and they sit in the general lists. Apartments across the country: apartments in Turkey. Houses and villas: houses in Turkey.
How a Ukrainian citizen buys
Ownership is evidenced by the TAPU, the certificate from the state land registry. It is the only document of ownership in Turkey, and it is the registry entry that makes you the owner.
Two things come before the transfer: a report from an authorised valuer, which is compulsory for deals with foreigners, and a DASK policy, the compulsory earthquake insurance. Without them the registry will not transfer the title.
The transfer fee is four per cent of the declared sale price. By law the two sides split it in half; in practice the buyer usually pays it, and that is agreed before the deposit. With the valuation, the policy, the translations and the sworn translator at the registry it comes to about five per cent on top of the price.
There are limits as well. A foreigner does not buy inside military or border zones, holds no more than thirty hectares in total, and no more than a tenth of the area of any one district. The registry checks this before registration. The order of steps, the documents and the timing are set out in buying an apartment in Turkey.
A remote deal runs on a notarised power of attorney that names the specific powers: the tax number, the bank account, signing the contract, paying and registering. The terms of citizenship by investment and the threshold are gathered separately: the threshold and the three-year undertaking. What a Ukrainian resident pays on such a property is set out in tax on property abroad. A comparison with another destination: Bulgaria or Turkey.
What to check while the building is going up
In a new development the TAPU does not appear at once: first the contract with the developer, then handover, then the transfer of title. Years pass between the signature and the TAPU, so the developer liability has to stand in the contract.
Three things to look at. The land documents and the building permit, because without them the building may not receive its iskan, the occupancy permit. The handover date as a date rather than a quarter, and what follows if it slips. The payment schedule and the terms for assigning the contract if plans change.

FAQ
Frequently asked questions
Can a Ukrainian citizen buy property in Turkey?
Yes, across most of the country without a separate permit. Military and border zones are the exception; one foreigner holds no more than thirty hectares in total and no more than a tenth of the area of a district. The land registry runs the check.
What is a TAPU?
The certificate of ownership from the state land registry of Turkey. It is the only document of ownership, and title passes with the registry entry.
What is paid on top of the price?
The transfer fee of four per cent of the declared price, the valuer report, the DASK policy, translations and the sworn translator at the registry. Together about five per cent.
Can the purchase be made remotely?
Yes, on a notarised power of attorney with the powers named: the tax number, the account, signing the contract, payment and registration. The document is drawn up for the particular deal.
Does an apartment grant Turkish citizenship?
Citizenship by investment follows a purchase at or above the threshold with an undertaking not to sell for three years, and the programme counts the valuation rather than the contract price. A cheaper purchase gives a right to a residence permit, and in some districts the quota for registering foreigners is already full.
Where is the choice widest?
In Alanya, then Mersin. Istanbul, Antalya, Izmir, Bodrum and Side hold noticeably fewer properties.
When does title pass to the buyer?
Once the registry records it: with the documents in hand that takes three to seven working days.
