Holiday Rentals in Odesa: Best Areas and How to Avoid Scams

To rent a good place in Odesa for your holiday, first pick the area that suits the kind of trip you want, then check the owner and the flat itself, and only then pay. Do not send a large prepayment to a stranger's card, and ask for a contract or at least a written confirmation of payment. Also keep martial law in mind: whether you can swim at Odesa beaches depends on the decision of the city military administration, so check the current status on the city's official channels before you travel.

Which Odesa area to choose for a seaside holiday

The daily rate depends not only on the area but also on the distance to the sea, the quality of the renovation, air conditioning, the number of beds and whether there is a shelter nearby. Here is a short guide to the areas people search most for summer stays.

  • Arcadia. The best known beach district: a promenade, bars and restaurants, nightlife and new residential complexes with sea views. Good for young travellers and anyone who wants everything within walking distance. Downsides: in high season it is noisy, crowded and more expensive than elsewhere.
  • Fontan. A long stretch of coast running south from Arcadia, with paths down to the sea at the Velykyi Fontan stops and plenty of private houses and small guesthouses. Calmer than Arcadia and a good fit for families or groups renting a whole house.
  • Luzanivka. In the north of the city, with a wide sandy beach and shallow water, which makes it popular with families with children. Housing is usually simpler and cheaper, but the city centre is far away.
  • Chornomorka and Lustdorf. The far south of Odesa: quiet, mostly private houses and fewer tourists. A good choice for a relaxed holiday if a long ride to the centre does not bother you.
  • City centre. If you care more about walks, theatres and cafes, stay in the centre: Lanzheron and Otrada beaches are a walk away through Shevchenko Park.

What drives the price and when to book

Do not rely on prices from previous years: the market has changed since 2022, and in high season rates can move every week. Look at current listings and compare similar options with each other. July, August and long weekends are usually the most expensive; May, June and September are cheaper.

  • distance to the sea and the view;
  • new building or older housing stock, lift, floor;
  • air conditioning, washing machine, a workspace and reliable internet;
  • backup power: a generator in the building, a power station, a gas stove;
  • the nearest shelter and how quickly you can reach it;
  • minimum stay and rules on children and pets.

If you plan to stay in Odesa for a month or longer, look at long-term rentals too: for a full month they often work out cheaper than the daily rate.

Beaches and safety under martial law

Beach rules in wartime are not fixed. Which beaches are open for swimming, at what hours and with what restrictions is decided by the city military administration, and these decisions can change during the season. Do not rely on what the landlord says or on old social media posts.

  • check the current decision on the official websites and channels of Odesa City Council and the city military administration;
  • swim only where it is allowed and follow the lifeguards' instructions;
  • during an air raid alert, leave the beach and go to a shelter;
  • find out in advance where the nearest shelter to your flat is, and install an air raid alert app.

How to avoid rental scams

Scammers become more active every summer. The common schemes barely change; only the platforms do.

  • fake listing with prepayment: great photos, a price below the market and a request to send a deposit to a card right away because "other people are interested";
  • one flat, several guests: deposits are taken from several people for the same dates;
  • fake payment link: you get a link in a messenger to a page that looks like a booking service or a bank and are asked to enter your card details;
  • bait and switch: on arrival you are shown a different flat, worse than in the photos.

A few simple rules remove most of the risk:

  • do not pay the full amount in advance to someone you do not know; if a deposit is needed, keep it small;
  • never share your CVV code or an SMS code, and do not open payment links sent in messengers;
  • if you book through a platform, pay only inside the platform, not directly to a card;
  • check that the name of the payment recipient matches the owner or an official representative;
  • run the listing photos through a reverse image search: stolen photos often appear in several listings with different addresses.

What to check before paying and on arrival

  1. Ask for a video call from inside the flat: the view from the window, the entrance and the address sign.
  2. Check the address on a map, the distance to the sea and to the nearest shelter.
  3. Ask to see the ownership document or an extract from the State Register of Property Rights, plus the owner's ID. If the person renting is not the owner, they need a power of attorney.
  4. Agree in writing on dates, the nightly price, the number of guests, the deposit and how it is returned, and check-out time.
  5. On arrival, take photos of the flat and appliances and check the water, electricity, air conditioning and locks.

Contract, receipt and tourist tax

Even for a few days it is worth having a short written rental agreement or a booking confirmation from the platform, plus a receipt for your payment. That is your evidence if something goes wrong and you need your money back. We cover the key contract terms in our article on renting without risks.

The tourist tax is governed by Article 268 of the Tax Code of Ukraine. The local council sets the rate per night of stay: up to 0.5% of the minimum wage for Ukrainian citizens and up to 5% for foreign visitors. The minimum wage on 1 January 2026 is UAH 8,647, so the maximum for domestic tourism is UAH 43.24 per person per night. By decision No. 4314-VIII of 14 July 2026, Odesa City Council kept 0.5% for Ukrainian citizens and raised the rate for foreigners to 1% (about UAH 86 per night). Exempt groups include children under 18, war veterans, people with disabilities and internally displaced persons whose registration certificate shows the address where they stay.
