Daiberg in Lymanka: townhouses and duplexes with plots

Daiberg is a gated development of townhouses, duplexes and small cottages in Lymanka, the south western suburban direction of Odesa. The format is simple and that is its value: your own entrance from the street, your own yard, parking at your door and no shared staircase with anyone.

The village is built in phases, and the first two are already closed and being settled. The developer is now selling the third and fourth, which means you can still enter a house that is being built and choose where it stands rather than take what is left.

Below are the facts gathered for this specific place: where it actually is, what the houses are, the plots and utilities, what works nearby and who the format suits.

Where it actually is

Lymanka is a village in the Tairove settlement community of the Odeskyi district, the south western suburban belt. Fourteen kilometres to the centre of Odesa along the route and about twenty minutes by car: the way out runs onto Nebesnoi Sotni avenue and from there into the city.

The shore of the Black Sea is about three kilometres away, which is ten minutes by car to the beach. People live here for the quiet, their own yard and the fact that twenty minutes of road separate them from work in the city.

The daily round closes nearby: ATB, Silpo, Varus and Tavria V, smaller shops on the neighbouring streets, the Watsons and Farmacia pharmacies and a family clinic.

What the houses are

The main formats are a townhouse and a duplex on two or three levels, with two and three storey cottages among them. Areas in the phases already sold ran from ninety five to one hundred and forty seven square metres: the ground level holds a kitchen and living room opening onto the yard and a guest bathroom, the upper one the bedrooms with a dressing room and a separate bathroom.

Ceilings are stated at three metres forty. That is noticeably more than a standard building offers, and it is why the kitchen and living room on the ground floor does not read as a corridor even when the area is modest.

Structure: a monolithic frame foundation and aerated concrete walls with insulation under the facade. A house like that holds heat better than old cottages of solid brick with no insulation, and that shows up in the January bills rather than in a description.

The plot, the yard and parking

The plots here are small, from one to almost three hundredths of a hectare. For a townhouse that is a normal proportion, and it is worth understanding that you are buying a yard rather than an estate: room for a table, a swing, two or three trees and a vegetable bed if you want one.

Two parking spaces sit in front of the entrance. That is the kind of number that matters: for a family with two cars the evening parking question simply does not arise here.

The territory is gated and entry is by pass. We always suggest seeing how that works in the evening: who opens the barrier, how deliveries get in and where guests leave their cars.

What is on the grounds

This is a closed development with its own infrastructure: a kindergarten, a fitness centre, a restaurant, a pool and a household services point. A park with recreation areas and sports and children playgrounds is planned on the territory.

Which of these already works and which is still planned is something we show on the viewing and confirm with the developer. In suburban villages the difference between promised and finished is always worth a separate question.

Utilities and what it is worth checking before a deposit

Utilities are brought to the development, and it is worth checking them for the specific house: gas, electricity, water, drainage, the capacity allocated to the house, who maintains the networks and what the monthly charge covers. We ask about backup power separately, because in winter that is the first question buyers raise.

Documents. For a house in a phase under construction: the building permit, the land title, the technical conditions and the form the transfer takes, a house with a plot or a share. For a finished house add the technical passport and the registration of ownership.

The document check is part of our work. If something is not confirmed, we say so before any money moves.

Lymanka: the character of the place

Lymanka has been residential for a long time and is well built up: the schools, kindergartens, the clinic and the large shops have been working for years, the roads are paved, and in winter the direction is not cut off from the city.

This direction has been developing with exactly this format in recent years: townhouses, duplexes and small cottages. For a buyer that means neighbours with a similar way of life and a street that will not turn into a building site in five years.

What to check yourself: the drive towards the city on a weekday morning. Twenty minutes is the real time along the route, but the rush hour at the exit adds its own minutes.

What works nearby

Schools 86, 89 and 310 are nearby, along with the 275 Nadiia school complex, kindergarten 106 and a family clinic. Shops: ATB, Silpo, Varus and Tavria V. Pharmacies: Watsons, Ankor and Farmacia.

This is a suburban direction rather than the city centre. The daily round closes without a car, and everything else lies within the same twenty minutes of road you already drive to work.

Phases and stage: what we look at before a deposit

The development goes in phases, so the stage is the main question. We look at what exactly is finished in the phase being shown to you: foundation, shell, roof, windows, facade, access roads and networks. Each of those has its own timeline, and the difference between a standing shell and a house you can move into is months.

The first two phases are closed and being settled, and that is the most useful thing on a viewing: you see the finished result of the same developer on the same street rather than a render. We look at facades two years after handover, at the state of the yards and at how the driveways were built.

We also suggest talking to the owners in the finished phases. Five minutes of that conversation tells you more than any description.

Who a townhouse in Daiberg suits

A family that needs more space in the city. For the same money you get two levels, your own entrance and a yard where a child plays unsupervised.

Those who work from home or drive into the city. Twenty minutes to the centre on a clear road and your own parking space instead of circling the block every evening.

Those who want to buy during construction. A phase still being built lets you come in earlier and choose the position within the development, and developer instalments of up to two years make that possible without a bank.

And those for whom a gated territory matters. Entry by pass in a suburban village is not a formality: it answers the one concern that stops people moving out of the city.

How a viewing works

Viewing a townhouse takes longer than people expect. We walk both levels, look at the entrance group, the yard along its boundaries, the car access and how the house sits relative to its neighbours: where the windows are, which way the terrace faces, whether the neighbouring facade casts shade after midday.

We suggest making the second viewing in the evening. That is when you see how the entrance works, where guests park and how quiet the street is after seven.

Prices and availability

Price from 77 000 $, areas from 80 to 220 square metres.

The FAKTOR specialists cover the phase and the area you need: they provide the plans, the timelines and the current offers. A FAKTOR specialist can help find a format in Daiberg or in neighbouring developments in the same direction.

Similar formats nearby

In the same direction there are ARTPARK in Avangard and the Harmony Avangard townhouses, with Marin Villas a little further on.

Those are the formats to compare Daiberg with. City blocks do not compare on price per square metre or on the way of life, because here the land and the yard are part of the price.

How to buy

Payment can be in full or in parts. The developer offers instalments of up to two years, and it is worth checking the terms for the specific phase. Besides that there are mortgages, state programmes and eOselya where the house qualifies.

For a property like this the bank reviews both the house and the land, so add a week to the timeline. The valuation goes through our property valuation, and the whole deal runs with legal support.
