The KADORR City quarter in the Prymorskyi district of Odesa was commissioned on 19 September 2025. It is one of the largest residential projects in the city, and its completion shifts the district supply balance by hundreds of apartments at once.
Kadorr Group is the largest company in our database by building count: 72 residential complexes in Odesa, building since 2004. Besides the quarter it runs the Pearl line, where we hold the most apartments. The retail part of the quarter, KADORR City Mall, was completed in 2017 and averages about 1 000 dollars per square metre.
What this means for a buyer
Commissioning a large quarter always brings a wave of resales: some investors exit as soon as title is registered. For a buyer that means a few months when the choice on the quarter resale market is widest and sellers are open to negotiation, because they are not exiting alone. The Prymorskyi district has 1 602 apartments on sale as at October 2026, and against that backdrop a completed quarter adds noticeably to supply.
What to check
What to check when buying in a completed quarter: the seller registered title, utility arrears, whether alterations were authorised, and how many apartments in the building are listed at once. A large number of similar listings means the price is open to discussion.
