How to buy an apartment in Arkadia: prices, complexes, advice

Arkadia currently has 364 apartments for sale: entry from 25 000 $, a median price of 97 000 $ and a metre at 1 875 $. That is above the city average, and the reason becomes clear once you know the area.

Below is what we see across these properties every day: what sellers ask here, what to check before a deposit, and which complexes stand in the area.

What an apartment costs

Entry into the area starts at 25 000 $. The median in our database is 97 000 $, meaning half the apartments cost more and half less, and it is the median rather than the average that shows the real level: a few expensive properties pull the average up.

The metre here is 1 875 $ against 1 300 $ across the city. For comparison: the same sum buys different floor areas in different districts of Odesa, and the gap between the cityʼs extremes is almost twofold.

As at October 2026 we hold 364 apartments here, and that is live stock rather than an archive: the list is refreshed daily.

What the area is actually like

Arkadia is the resort part of the city in its pure form: new buildings, apartments for letting, the beach and the venues. In summer it is crowded and loud into the night; in November it is quiet and half the places are shut. Living here all year and holidaying here are very different experiences.

Which complexes are here

Among the complexes in the area where we hold properties: Атмосфера, Эллада, Unity Towers. For each you can see how many apartments are for sale, the entry price and the metre, which makes comparison easy: one area, different buildings, different completion years.

A new build here costs more per metre than resale, but brings new services, a lift and parking. Resale gives you a finished building, known neighbours and the chance to see how everything works before buying.

What to check specifically here

Who you are buying for. If it is to let, look at the distance to the beach and whether the complex permits nightly letting: some buildings prohibit it by ownersʼ resolution. If it is to live in, look at the noise and at what sits under your windows in July.

The rest is the same across the city: title from the register extract, encumbrances and seizures, debts, the floor area against the technical passport, unlegalised alterations. For a buyer purchasing through us this check is free and happens before any deposit.

Transport and what is nearby

The centre is close, but in summer the road through Arkadia is gridlocked. Parking in season is a problem of its own, and an underground space here is a necessity rather than a luxury if you own a car.

What goes into the price besides floor area

The floor: ground and top floors sell below the middle ones, by up to ten per cent. Condition: a flat needing renovation costs less, but renovating 60 square metres is a sum to calculate before buying rather than after.

Documents: a property with inheritance, ownership shares or unlegalised alterations is cheaper for a reason. Sometimes that is ordinary room to negotiate, sometimes it is a reason not to proceed at all.

View and noise: in this area the difference between windows facing the courtyard and the road shows in the price, and it is checked at an evening viewing rather than in photographs.

How much money is needed above the price

State duty of one per cent and a Pension Fund contribution of one per cent, both payable by the buyer. Plus the notary, register extracts and a valuation. Together around three per cent of the price.

The arithmetic is simple: take the price of the apartment you are looking at and add those three per cent to it. If you are borrowing, add insurance and bank charges: the total above the price reaches five per cent.

And separately renovation and furniture: an empty apartment needs as much again as renovating its floor area costs.

When is the better time to buy

Seasonality exists in the Odesa market, but it is weaker than people assume. Summer brings more viewings and more buyers, which makes negotiating harder. In November and February there are fewer buyers, and sellers who need to close the year give discounts more readily.

What matters more than the month is how long the property has been on the market. A flat that has sat for six months negotiates better than one listed last week.

How to choose

An order that saves time: settle the sum including transaction costs, then pick two or three parts of the area, then look at ten properties on screen and three in person. There is no point seeing more than three in a day.

At a viewing, look at what cannot be changed: the floor, the view, the noise, the entrance, the neighbours, the condition of the building. Finishes get redone; the address does not.

Letting in this area

If you are buying to let, look at the ratio between the property price and local rents rather than at the price per metre. In areas with a lower entry price the percentage yield is often higher, because rents fall less steeply than purchase prices.

A tenant is found faster here when transport, a school and shops are nearby. A flat with a good view but no infrastructure takes longer to let than a modest one beside a bus stop.

Count income over eight months and costs over twelve: voids, out of season utilities and small repairs consume part of the year.

What we do

We will send what is available in the Arkadia district today within your budget, including properties that never reach the public portals. We will show several in one day, check the documents before any deposit, and see the deal through to registration of title.

How many apartments do you have in the Arkadia district?

As at October 2026 we hold 364 apartments in this area: entry from 25 000 $, a median of 97 000 $ and a metre at 1 875 $. The list is refreshed daily.

Can several apartments be viewed in one day?

Yes, and it is the best way to compare. Every property on the page is ours, so viewings do not depend on other agents. Three in a day is a sensible limit; beyond that they blur together.

Who checks the documents?

We do, before any deposit and free of charge for the buyer: who owns the property, whether there are encumbrances or debts, and whether the floor area matches the documents.

Is Arkadia a good buy for letting?

The season here is the longest in the city and nightly letting works. But competition is high and the complexesʼ running costs are greater. Budget eight months of income against twelve months of costs.

Is Arkadia comfortable in winter?

Quiet, uncrowded and cheaper, but some venues and services close until May. Some people count that an advantage and others an inconvenience, and it is worth checking by visiting in November before you buy.
