Resort property in Odesa: what it is, what it costs, whether it pays

In Odesa almost everything within a kilometre of the water gets called resort property, and that elasticity is exactly why buyers overpay. Below is how resort property actually differs from ordinary housing in money rather than in wording, and how to work out whether it pays in your case.

What is genuinely seasonal in Odesa

Resort property is property whose income depends on the season rather than on long term tenants. In Odesa that means Arkadia, Velykyi Fontan, Frantsuzkyi Boulevard, Chornomorka and Sovinion: places where the nightly rate multiplies in summer and falls to nothing in winter.

A flat twenty minutes from the sea in the Prymorskyi district is not resort property, whatever the listing says: its income is even and depends on students and families rather than on the season. The distinction matters, because everything else follows from it, from the entry price to the way payback is calculated.

What a square metre near the sea costs

A city benchmark: a square metre in new builds is 1 572 $ now and 942 $ on the secondary market. In resort locations it sits above the average, and the gap is widest in the Prymorskyi district, where the price per metre is the highest in the city. Current district figures are in the monthly price report, which updates automatically. Data as of 14.10.2026.

The second thing that affects price more than the address is the view. In resort property a sea view is not a pleasant detail but a line of income: the same floor area with and without a view differs in nightly rate enough that the gap in purchase price is recovered within a few seasons.

How to count income rather than a daydream

Short letting delivers a high rate and a high vacancy. What needs counting is a year rather than August: three or four months of season with good occupancy, two shoulder months, and five when the flat stands empty or is let long term at an ordinary rent.

Out of the income come cleaning between guests, linen, the platform commission, utilities for the whole year, taxes and the wear that a short let flat suffers faster than an ordinary one. After that the net income usually lands closer to long term letting than it first appeared, and this is where most back of the envelope calculations die.

Three strategies with different risk

First: a finished flat with a view in a resort location for short letting. The entry is expensive, the income seasonal, and management needs either your hands or a company that takes its share. Second: a flat under construction near the sea, with an exit after completion. The income there comes from the price difference rather than from rent, and the risk lies in the completion date. Third: commercial space in a resort area, a cafe or a pharmacy on the ground floor, where the tenant pays evenly and absorbs the seasonality.

A fourth option people rarely consider: your own home, let during the season while you are away. The income is lower, but there are no empty months, because in those months the flat is simply yours.

What to check specifically in resort property

Whether short letting is allowed by the building rules. In new builds with a residents association this is decided by the residents, and in some buildings short letting is banned outright. The amenities out of season, because a quarter that lives for three months can be empty and dark the rest of the year. And access to the water, because five minutes to the sea sometimes means five minutes to a closed beach or to a descent that does not exist.

And what happens to the view. A sea view blocked by the next phase of a neighbouring complex two years from now is a loss of income rather than of beauty, and it is checked against development plans rather than from the window.

If you are buying under the eOselia programme

For the programme a resort location is nothing special: the same terms, the same area norms and the same cap on the price per square metre, no more than twice the regional indicative value. Because of that cap expensive seaside flats often fail to qualify, and it is worth checking before choosing a property rather than after. The terms are in the article on programme terms.

The second limit people ask about: housing bought under the programme is housing to live in rather than a ready made short let instrument. If income is the aim, calculate an ordinary purchase.

What we have on sale

The catalogue currently holds 6 955 listings. Resort locations are part of that database, and for each one we can tell you not only the price but the nightly rate the building currently holds.

Which property in Odesa counts as resort property

Property whose income depends on the season: Arkadia, Velykyi Fontan, Frantsuzkyi Boulevard, Chornomorka, Sovinion. A flat twenty minutes from the sea does not count, whatever the listing says.

Does short letting in Odesa pay off

It does, but the calculation has to cover a year rather than August. After cleaning, commissions, full year utilities and taxes, net income often lands close to long term letting.

What does a square metre near the sea cost

Above the city average: the benchmark is 1 572 $ in new builds and 942 $ on the secondary market, with Prymorskyi the dearest district. Current district figures are in the monthly report.

Can I let a new build flat on a nightly basis

It depends on the building rules: in some complexes residents have banned short letting outright. That is checked before the purchase rather than after.

What matters more, proximity to the sea or the view

In resort property the view is a line of income. The same floor area with and without a view differs in nightly rate enough to recover the price gap within a few seasons.

Does resort property qualify for eOselia

The terms are the same as for any housing, but the cap on the price per metre often excludes expensive seaside properties. And the programme provides housing to live in rather than a short let instrument.

How do I make sure the view will not disappear

Check the development plans for neighbouring plots. A view blocked by a new phase in two years is a loss of income, and the window will not show it.

How many listings do you hold
