Moldavanka is a historic district next to the centre, with a character and a mythology of its own. The building stock is mixed: single-storey courtyards from the nineteenth century, Stalin-era blocks, 1970s panel housing and occasional new developments. Prices vary here more than anywhere else in the city.

The case for Moldavanka is location at a moderate price. The centre is walkable or five minutes away by transport, the Pryvoz market and the railway station are nearby, and flats cost noticeably less than in the adjoining central blocks.

Which district is Moldavanka in?

Most of it belongs administratively to Khadzhybeiskyi District, with some blocks in Prymorskyi.

Why is it cheaper than the centre?

Older unrenovated stock, dense building and uneven upkeep between blocks, although walking access to the centre is the same.

Are there new developments here?

Yes, individual complexes exist. They cost noticeably more than the old stock but less than equivalents in the centre.

What to check

In older stock the building itself and the legal status are decisive. Some courtyards share utilities and have complicated ownership histories, so the paperwork deserves extra attention: number of owners, registered alterations, absence of debts or encumbrances.

The second factor is the specific street. Moldavanka is uneven, upkeep and atmosphere can change within a single block. Look at the hundred metres around the building as carefully as the flat, and do it in the evening.
