What room count costs: one bedroom against three

As at October 2026 the metres by room count runs as follows: one bedroom 1 300 $, two bedroom 1,398, three bedroom 1,112, four bedroom 1,030.

Two bedroom flats cost more per metre than one bedroom ones, and that is the marketʼs steadiest figure: the format suits a family with a child, a couple, and letting alike, so demand holds all year.

Three bedroom flats are two hundred dollars cheaper per metre. For a buyer who needs floor area rather than an address, that is the most direct way to more space for the same money.

Currently on the market: 1,734 one bedrooms, 1,519 two bedrooms, 818 three bedrooms and 194 four bedrooms flats.
