Khadzhybeiskyi covers the residential areas north-west of the centre: Slobidka, part of Moldavanka, and former industrial edges that are slowly turning into housing. It is one of the most affordable districts in the city and the natural choice when budget is the deciding factor.

Most of the stock here is Soviet-era panel and brick housing. New developments exist but are fewer than in the south of the city, and a square metre costs noticeably less than a comparable one in Prymorskyi or Kyivskyi.

Why are apartments here cheaper?

Distance from the sea, a predominance of older housing stock and industrial neighbours in some blocks. Everyday infrastructure is nonetheless solid.

Are there new developments in this district?

Yes, though fewer than in the south. Price per square metre is noticeably lower than in comparable Prymorskyi developments.

How long does it take to reach the centre?

Fifteen to twenty minutes by car, up to half an hour by public transport.

Consider Khadzhybeiskyi if you are buying a first home, looking for a rental with a short payback period, or you value quick access to the railway station and the roads out of the city. The centre is fifteen to twenty minutes away.
