Fontan is not one district but a long line from the First station to the Sixteenth, and its ends differ in everything: price, density, outlook, noise. Closer to the centre it is older stock with high ceilings, further along new complexes, and beyond Arkadia private housing again. One thing is constant: the sea is close from anywhere here, and that is what people pay for.

Fontanska Doroha and Frantsuzkyi Boulevard are the two main arteries, and they jam at peak times. Public transport runs often but is crowded in season. If you commute to the centre daily, look at stations up to the Eighth.

What matters more than the month is how long the property has been on the market. A flat that has sat for six months negotiates better than one listed last week.
How to choose
An order that saves time: settle the sum including transaction costs, then pick two or three parts of the area, then look at ten properties on screen and three in person. There is no point seeing more than three in a day.
At a viewing, look at what cannot be changed: the floor, the view, the noise, the entrance, the neighbours, the condition of the building. Finishes get redone; the address does not.
Letting in this area
If you are buying to let, look at the ratio between the property price and local rents rather than at the price per metre. In areas with a lower entry price the percentage yield is often higher, because rents fall less steeply than purchase prices.
