Dyvo-Misto in Odesa: from one room flats to five room ones

Dyvo-Misto, also known as Chudo Gorod, stands on Serednofontanska street in the Prymorskyi district. The building dates from 2011 and was built by Duet. Its defining feature is neither the address nor the age but the mix of flats: one, two, three, four and five room flats are on sale at the same time. Nothing else in our database spreads that widely.

One building, five different buyers

In practice the building answers several different needs at once. A one room flat here is an entry into the Prymorskyi district at a moderate price. A five room flat is an alternative to a house outside the city, but with a central address. The flip side of the same thing: the neighbours in the entrance will be very mixed, from a student in a one room flat to a large family. For some that is a living building, for others it is noise, and it has to be judged on site.

Where it actually is

Serednofontanska is the central part of the Prymorskyi district, next to transport hubs and the railway direction. The sea is not within walking distance, but the station, the market and the centre are close. For a family with children something else matters more here: schools and nurseries in this part of the city already exist rather than being planned.

A 2011 building: what that changes when buying

First: the eOselia programme will not work here for most categories, because the building age limit is three years. The exception is internally displaced people, for whom the limit is twenty years. The terms are covered in the article on programme terms.

Second: what needs checking is the individual flat rather than the developer. The chain of title, the state of the utilities, utility debts and who actually maintains the building. In a new build none of that exists; here it is the main thing.

What to check before a deposit

Three things specific to this building. The state of the risers and the wiring in the flat, because fifteen years of use have already exposed the weak points. Whether major repairs have been done in the building and by whom. And parking, because a 2011 building was designed to different standards and there are fewer spaces here than cars.
