As at October 2026 the threshold for Turkish citizenship through property investment stands at 400 thousand dollars. The property must be held for three years, and that undertaking is recorded at the land registry on transfer.
What a buyer should understand. The sum may be assembled from several properties: two at 200 thousand meet the threshold just as one at 400 does. The value is evidenced by an official valuer's report, and the programme counts that valuation rather than the figure in the contract.
Transaction costs do not count towards the threshold. The transfer fee, the valuation, earthquake insurance and translations are all paid above the 400 thousand, adding roughly five per cent.
A spouse and children under 18 obtain citizenship with the applicant. Processing times depend on the caseload and are being clarified: the figures agents quote differ from month to month.
A smaller purchase can support a residence permit, and there everything depends on the district: in some neighbourhoods foreign registration is refused because a quota is full. The address is checked before any deposit.
For us this means one thing: a property for the programme is selected on the valuation rather than the advertised price. If the valuation comes out below the threshold, the purchase does not meet it, and that has to be established before the deposit rather than at filing.
