Developer Gefest published a photo report on the construction of Akropol 3 for August 2025. Planned completion was 2025, so at the date of the report the building was heading into its final phase, and in such months what matters is not pace but the list of works remaining before commissioning.
The complex stands in the Prymorskyi district and is the third phase of the Akropol line. The developer has 21 residential complexes in Odesa, has been building since 2004, and offers no comfort class at all: only business, premium and class A. As at October 2026 we hold 13 apartments here.
What this means for a buyer
The core database holds no average price per square metre for this complex, so the reference points are its neighbours in the same line: Akropol 1, completed in 2021, averages about 1 200 dollars per metre, and Akropol 2, completed in 2022, about 1 262. The Prymorskyi district average is 1 584 dollars as at October 2026.
What to check
In a complex at its final stage what gets checked is readiness rather than pace: the state of the entrance, the lifts, the landscaping and the list of works before commissioning. It is worth visiting Akropol 1 and 2 by the same developer: people have lived there since 2021 and 2022, and they show what its work looks like after a few years.
