We check the property and the other party before you sign anything or hand over money. The result is a written opinion: what we found, how serious it is and what to do about it.

What do you find most often?
Encumbrances that were never lifted, missing spousal consent, registered minors, and floor area that stopped matching the documents after alterations.
Can a property be checked without the seller agreeing?
A basic check against open registers, yes. A full check needs documents only the owner holds, and a reasonable seller provides them.
How long does it take?
One to three working days for an apartment. Longer for a house with land or a property with a complicated history.
Do you guarantee the property is clean?
We give you a written list of what we checked and what we found. Nobody can guarantee the absence of something that appears in no register.
Is it worth checking a new build?
Yes, and the checks are different: land rights, the construction permit, and how the developer performed on completed projects.
What if you find a problem?
It depends on the problem. Some are cleared before the deal, some remain a risk, and then it is grounds to negotiate or walk away.
