Apartment prices by district in Odesa: the median for each

Below is the price level by district in Odesa: the median price of an apartment and the median price per square metre. The median is the middle of the sample: half the properties cost less, half more. The figures are as of 16.10.2026 and are counted over apartments on sale.

Why not the minimum: the cheapest property in a district is a single apartment, often without renovation, on the ground floor or in the furthest corner of the district. Read as the level of the district, it promises something the district does not hold.

The apartments in each of these districts are visible in new developments, and what to weigh when choosing a district for a budget and a way of living is set out in our guide to the districts of Odesa.

The suburbs

The suburbs divide into districts of their own, and their price level sits below the city, though the spread inside is wider: one direction holds a price like a city district while another is half of it. The reason is mostly transport: where a direct road into the city and regular services exist the price is higher, and where they do not it is lower even for a newer building.

No separate median is given per direction here: in the suburbs districts under the same name are kept as several records, and the middle of one of them does not describe the whole direction. The actual prices are visible in new developments and on the page of each property.

How to read these figures

The median apartment and the median per metre answer different questions. The median apartment shows the sum people actually bring to this district, and it follows the floor areas that prevail here: a district of one-bedroom flats gives a lower median apartment at the same price per metre.

The median per metre compares districts regardless of floor area, and it is the one to look at when choosing between two districts for the same apartment. Between the most and the least expensive district of the city the gap per metre is nearly twofold, and that is not a difference in the quality of the buildings but in the distance to the sea and the centre.

What the price depends on inside one district

Inside a district the spread is wider than the difference between districts. The price follows the state of the apartment, the floor and the building: the same area renovated and bare differ noticeably, and the ground and top floors of an older building sit below the middle ones.

The second thing that spreads the price is the type of building: a new development with a lift and closed grounds, a panel block from the seventies and a building in the centre with high ceilings stand in one district and sell for different money. So the district sets the level rather than the price of a particular apartment.

Why the median here rather than an average

An average price per metre is pulled by a few expensive properties, and for that reason it does not appear in these texts at all: it reads as the level of a district while describing something else. The median is the middle of the sample, half the properties below and half above, and it does not move with one expensive apartment.

The minimum for a district is not the level either: it is the price of a single cheapest unit, often bare and on an end floor. So the list above carries the median rather than an average or a minimum.

Where the figures come from

The median is counted over apartments on sale and is taken only where a district holds at least ten properties: on a smaller sample it jumps with a single apartment. The sample holds apartments only: parking spaces, storerooms and commercial premises stay out of it, because the price per metre there is a different one.

What that means for a buyer: the figures work as a reference point for 16.10.2026 rather than as the price of a particular apartment. The current price stands on the page of each property.
