Odesa new builds
Verified developers we work with directly. Buying in a new building: at the developer’s price, with no commission.
A developer has one price list for everyone: for the buyer who walks in alone and for the buyer an agency brings. The only difference is who receives the fee from the developer. So the price through us is no higher, while checking the documents, the deadlines and the contract comes on top and costs you nothing.
Our database covers the developers of Odesa, their complexes and their homes: 154 developers, 1 184 residential complexes and 12 677 properties for sale. Our apartments sit in roughly a third of those complexes. The rest are either sold out or at a stage where sales have not started.
The most new buildings are in the Prymorskyi district and on Fontanska Doroha, which alone carries close to twenty residential complexes. Then Frantsuzkyi Boulevard and Genuezka, each with a dozen or more. At the other end are the Peresypskyi and Khadzhybeiskyi districts: fewer buildings, but a cheaper way in, where the least expensive apartment costs nearly three times less than in Arkadia.
A square metre in a new Odesa development costs 1 572 $, against 952 $ across the city as a whole. The spread between districts is wider than the spread between developers: from 904 $ in the cheapest district to 1 450 $ in the dearest. The choice of district moves the price more than the choice of company, so developers are best compared within one district.

FAQ
Start not with the brand but with who exactly will be the seller in your contract. The name on the hoarding and the company in the contract are often different: one builds, another legal entity sells. That entity is the one to look up in the registers, because it is the one answerable for your money. Step two is deadlines: take an earlier phase by the same developer and compare the quarter promised in its contract with the date the building was actually commissioned. A few months apart is normal; years apart answers the question about your own phase.
It is not a loan. No bank is involved and nobody hands you money: you pay in instalments under the contract and receive ownership after the final payment. The term is usually one to four years, with a down payment often from thirty percent. One calculation shows whether it is genuinely interest free: compare the total of all instalments with the price for paying in full up front. No difference means a zero-interest plan. A total a tenth higher means a loan at that rate, just without a bank.
Not in price: the developer price list is the same. It differs in that somebody reads the contract before you sign it, compares the terms of several complexes against each other, and is answerable for the deadlines written into the document. Buying direct, the buyer does that work alone, usually for the first time in their life.
Each document answers its own question. Land rights: may a residential building stand here at all. Planning conditions: what exactly is permitted. The construction permit: may building start yet. The commonest trap is not that they are missing but their dates: if the land is leased, the lease has to outlast the construction period with room to spare, or the building gets finished only after renegotiation. The second trap is storeys: a permit for sixteen floors while apartments are sold on the eighteenth.
Two to four years per phase, depending on height and construction method. What matters is not the promised date but how it is written: a date or a quarter. A quarter is a way of not being answerable for a month. And next to it should sit what happens if the deadline slips: without that line the date in the contract is a wish.
It has no legal definition, so the word in the advertising is not something to rely on. What is worth relying on is what can go into the contract: ceiling height, lifts per section, autonomous heating, backup power. One lift for sixteen floors and two lifts are different lives, while the brochure calls both buildings the same class. Then work out separately what the class costs every month: gated grounds, a concierge and planting arrive as a service charge, and that figure stays with you for years.
