A reminder of something simple, because it is still being sold: Spain's residence by investment programme is closed. New applications have not been accepted since 3 April 2025, and the provisions were repealed by a law published on 3 January 2025.
The closure covered every investment route, not only property. The most popular was a housing purchase from 500 thousand euros: more than ninety per cent of applications came through it.
What remains for those who applied in time. Applications filed before 2 April 2025 are processed under the former rules. Permits already issued remain valid to expiry, and renewals follow the rules under which they were first granted.
What this means today. Property in Spain can be bought without restriction; nobody abolished the right of ownership. That purchase simply grants no residence permit.
If someone offers you a Spanish golden visa for an apartment in 2026, ask them to name the provision they are applying and its date. There will be no answer.
