The Aquarel in Odesa: the developer and all its complexes

The Aquarel is an Odesa developer working since 2009, and runs 8 complexes in Odesa. They all share one name with a number, which is why buyers mix them up: Akvarel 7 and Akvarel 8 sit in different districts, were completed in different years, and lead different lives.

Every Akvarel complex and where it stands

Kyivskyi district: Akvarel 1 on Akademika Viliamsa, completed in 2020; Akvarel 2 on Zhemchuzhna, 2023; Akvarel 8 on Akademika Viliamsa, 2025; and the Akvarel BC business centre on Nebesnoi Sotni avenue, 2023. Khadzhybeiskyi district: Akvarel 3 on Pyshonivska, due 2026, and Akvarel 4 on Profsoiuzna, 2023. Peresypskyi district: Akvarel 7 on Slobidska, 2024, and Akvarel 10 on Vladyslava Buvalkina, due 2027.

The number in the name is not a construction phase of one building: these are separate complexes at separate addresses, and they compare as different properties rather than as phases one and two.

Who these complexes suit

Who they suit

  • A first home. The finished buildings in Kyivskyi district: you move in at once, with transport and schools nearby.
  • Buying to let. Peresypskyi and Khadzhybeiskyi districts cost less to enter, and tenants are there because of transport and nearby employment.
  • Buying at construction stage. Akvarel 3 and Akvarel 10 are not finished: the entry price is lower, but occupancy has to be waited for.
  • Commercial use. Akvarel BC is a business centre rather than housing, and different rules apply there.

What worries buyers

The questions we hear most

  • Will the developer finish. We read the record rather than the promises: this developer has delivered several buildings between 2020 and 2025, and that is verifiable in the commissioning documents.
  • Is there a hidden commission. Our fee is named before the deposit, not after. The developer keeps one price list for everyone.
  • Are the documents clean. It is worth checking the permit for that specific building, the land title, and the contract you are asked to sign.
  • Will a bank lend. We ask about accreditation before you pay for an appraisal, because not every bank lends at an early stage.
  • What about the exchange rate. The contract either fixes the price or opens it to revision by rate or index, and that is the clause we read first.

How it works

First you name the budget, the district and when you need to move in, and we send what fits from this developer. Then viewings with an agent, usually two or three properties per trip. Then the checks on the developer and on that building papers. Then the reservation and the contract, where we correct the deadlines, the price terms and the liability. Finally the payment or the loan, and the registration of ownership.

A case from our practice

A family with two children wanted a three room apartment in Kyivskyi district with occupancy before September. On the price list two Akvarel buildings looked close in price per metre; the real difference lay elsewhere: one held apartments with registered ownership, the other was due the following year. We worked out that a year of rent would swallow the whole saving, and the family took the finished one. We name no people and no addresses, because the deal is private and the figures matter here only as an order of magnitude.

What the price covers

Selection and viewings are not in the price, because they are free. The price covers checking the developer and the building, work on the contract, and support through to registration. What nobody guarantees, ourselves included: the completion date of a building under construction.

FAKTOR has worked on the Odesa market for 10 years and handles properties from 155 developers, The Aquarel among them.

How many Akvarel complexes are there in Odesa

Its complexes, 8: Akvarel 1, 2, 3, 4, 7, 8, 10 and the Akvarel BC business centre. The numbers are not consecutive, because some projects under the same name are not in the catalogue.

Where is Akvarel 7

On Slobidska in Peresypskyi district, completed in 2024. The address and the map point are on the complex page.

How does Akvarel 8 differ from Akvarel 1

In year and condition: Akvarel 1 was completed in 2020, Akvarel 8 in 2025. Both stand on Akademika Viliamsa in Kyivskyi district, so the location and transport are the same while the building and the price are not.

Who is the developer

The company Aquarel, working since 2009. Buildings delivered between 2020 and 2025 can be verified in the commissioning documents, and we do that before any deal.

Can an apartment here be rented

Rental offers appear, but they come from owners on the resale market rather than from the developer. We work mainly with sales, so a rental request is better sent to us separately.

Is there an official website

The developer has one, but we verify prices and availability against what is actually on sale on the day you ask: price lists on websites go stale faster than anything else.
