What drives the price per square meter
- Distance to the sea. Arkadia, Fontan and French Boulevard are consistently the most expensive.
- Building type. A new brick or monolithic building with renovation costs noticeably more than a 1970s-80s panel block.
- Renovation. A renovated apartment costs more, but often works out cheaper than a dated one once you count the cost and time of renovation.
- Size. One-room apartments cost more per m² than three-room ones, as the table shows.
- Floor, view, parking, individual heating. All of these add to the price.

Buyers: compare the price of a specific apartment with the district median. If it is much higher, there should be a reason (sea view, new building, renovation). If it is much lower, check the documents and condition carefully.
