A turnkey sale: who does what, and what it costs

A turnkey sale sounds as though the owner hands over the keys and waits for the money. In practice a few decisions stay with them, and rightly so: nobody signs a contract or accepts a discount on the ownerʼs behalf. Below is what the agency takes on, what stays with you, what it costs and how long it takes. As of 14.10.2026.

As at October 2026 we have seven active offices in Odesa and a database of 9,035 properties for sale. The sequence described here is the same for an apartment, a house or a commercial unit; only the timescales differ.

What the agency takes on

The valuation. The price comes from actual deals on neighbouring properties of the same type and condition, not from a city average. Along with the price comes a timescale: how long the property will take to sell at that figure and what changes if you ask for more.

Preparation and photography. What to clear, what to tighten, what to keep out of frame. We take the photographs ourselves, without the distorted wide angle shots that leave a buyer seeing a different apartment at the viewing.

Advertising. Publication on the portals, a description built around what genuinely sets the property apart, and a showing to our own buyer base. Some deals close before any public advertising, because the people looking for exactly this are already on our list.

Viewings. We run them ourselves, including without the owner present if that suits you better. We filter out those who are only looking, which saves more time than anything else.

Negotiation. We tell you where the floor is and we hold it. Bargaining with a buyer is work, and it is better done by someone with no emotional attachment to the apartment.

Documents and the deal. Gathering what the notary needs, checking for encumbrances, and seeing the transaction through to registration of title in the buyerʼs name.

What stays with the owner

Three things. First, the decision on price. We advise, you decide. Second, access to the apartment: keys, or an arrangement about when it can be shown. Third, your signature, on the agreement with us and on the deal at the notary.

Everything else you can leave alone. Answering calls, arguing with buyers, meeting them in the evenings, explaining the same thing about the neighbours to the twentieth visitor: that is the part owners most often hand over.

What it costs

A commission from five per cent, and only after the deal. Before the deal the owner pays nothing: not for the valuation, the photography, the advertising or the viewings. If the property does not sell, there is no invoice.

The percentage depends on the type of property and the sum. On expensive properties it is lower; on complicated ones needing more work with the documents it is higher. It is quoted before we start and written into the agreement rather than discussed once a buyer has been found.

Notary costs, taxes and duties at the deal are separate. They are not part of the commission and are paid by whichever side the law puts them on.

Timescales

The median for apartments in our practice is closer to five months, but the spread is enormous: a liquid one bedroom in a good district goes in weeks, while a large apartment in the top segment can sit for a year. Houses sell faster than large apartments; land takes longest of all.

The main thing that drives the timescale is the price, not the advertising. A property priced at the market goes quickly and with almost no bargaining. A property twenty per cent above the market does not move at all, and six months later sells for less than it would have fetched with a realistic price from the start.

What we need from the owner at the start

The documents on the property: the extract or the certificate, the technical passport and the basis of ownership. If something is not in your hands, we order it ourselves, which is an ordinary working situation.

Access for the photo shoot, ideally in daylight and with nobody in the frame. One hour, and after that the apartment does not have to be prepared for every viewing.

And one conversation about what you do not want: no viewings at weekends, nobody inside without you, no sale below a certain figure. That is fixed at the start rather than discovered along the way.

What to do next

Call us or submit the property through the form: we will come, look at it, and give you a price and a timescale. That is free and commits you to nothing. If the figure does not suit you, at least you know it.
