Real estate questions and answers

The process consists of several stages: consultation and valuation, property search or marketing, viewings and negotiations, document checks and signing the contract. At every stage your agent is beside you, running the deal and defending your interests. You always understand what is happening and what comes next.

Yes, we help with various financing options: instalments from the developer, a bank mortgage and government programmes. Your manager will suggest the option that suits you and help you gather the documents. This lets you buy a home without having the full amount on hand.

We work across all of Odesa and the Odesa region. Our network of offices in different districts keeps growing, so there is always a specialist close to the location you need. We can find a property in any district to match your request.

Timelines depend on the type of property, its price, its condition and the market situation. A correctly priced and well-marketed property sells noticeably faster. During the consultation we give a realistic forecast for your specific case, without empty promises.

We work with every type: apartments, rooms, houses, land plots, commercial property, new developments and property abroad. That means any request can be handled by a single agency. Each area has its own specialists.

Resale housing can be inspected in its real condition and you can move in right after the deal, whereas a new build sometimes has to be waited for. At the same time, resale requires more careful checks of documents and previous owners. We take that due diligence on ourselves so the purchase is safe.

You check the title, the grounds on which it arose, the absence of encumbrances, seizures and debts, the history of ownership transfers and the list of registered residents. It is also important to make sure there are no hidden co-owners or inheritance disputes. The full legal check is carried out by our lawyers before the deal.

Yes, negotiating is appropriate almost always: it is only a matter of arguments. Your agent knows the real transaction prices in the district and negotiates on your side, justifying a fair value. This often saves the buyer a noticeable amount.

We base the valuation on real transactions in the same district, the condition and features of the property and the current market situation. This shows whether the price matches the market so you do not overpay. Such analysis is part of our work with the buyer.

Older buildings often have great central locations, high ceilings and space, but require a careful check of the utilities and the condition of the building. We will help assess the real condition and the prospects of the property. The decision is always yours: our job is to give you an honest picture.

The deposit fixes the parties’ intent and the terms of the future deal in a preliminary contract. The refund terms depend on who withdraws from the deal and why: this is written down in advance. We explain every nuance before you hand over any money.

Yes. We work with developers directly, so you buy the apartment at the developer’s price: with no agency mark-up. At the same time you get independent advice and support throughout the deal. For you this is better value than searching on your own.

The price for you is the same, but you get an objective comparison of several complexes rather than a presentation of one developer. We will point out the strengths and weaknesses of each complex and help with documents and financing. This saves time and protects you from a poor choice.

As a rule, the earlier the construction stage, the lower the price, but the higher the risk and the longer the wait for completion. At the final stages the price is higher but there is less risk. We will suggest the optimal balance of price and reliability for a specific complex.

We analyse the construction permits, the projects the developer has already completed, adherence to deadlines and reputation on the market. We work mostly with proven developers. This reduces the risk of a stalled project or paperwork problems.

Yes, many complexes offer instalments directly from the developer, often interest-free for the construction period. In addition, we help with mortgages and government programmes. We will find an option to match your budget and down payment.

An assignment is the purchase of rights to an apartment in a building under construction from an investor who bought it earlier. With correct legal paperwork it is safe and sometimes attractive in price. Our lawyers handle the support of such a deal.

Some new developments take part in government support programmes, which allows a home to be bought on preferential terms. Availability depends on the complex and on your circumstances. We will tell you where such an option applies and help you apply.

Usually after the building is commissioned and the apartment documents are issued. In some complexes renovation is possible even before the official handover: this depends on the developer’s rules. We will clarify the terms for the specific complex.

An agency saves your time: we select real options to match your budget and requirements, arrange viewings and verify the owner and the documents. You will not run into fake listings or scammers. The rental agreement is drawn up safely and transparently.

The cost depends on the property and the type of rental: your manager states the terms in advance. You pay for a real result: the search, the checks and safe paperwork. There are no hidden fees.

A tenant usually needs a passport and contact details; the owner needs the title documents. The rental agreement fixes the term, the price, the living conditions and the responsibilities of both parties. We help draw up a contract that protects both sides.

The deposit is a security sum covering damage to property or non-payment, which the owner returns at the end of the tenancy if there are no claims. The refund terms are written into the contract. We make sure they are fair to the tenant.

Such a scheme (rent-to-own) is possible in individual cases and is always covered by separate terms in the contract. We will tell you whether it is available for a specific property. We handle the legal paperwork.

Usually minor day-to-day repairs are on the tenant, while major issues and wear and tear are on the owner, but it all depends on the terms of the contract. That is exactly why it is important to spell out each party’s responsibilities. We help settle this in advance.

A fast and profitable sale rests on three things: the right starting price, quality marketing and viewings with genuinely interested buyers. We build a sales strategy for the specific property. This allows you to sell for more and without unnecessary downtime.

We analyse real transactions for similar properties in your district, the condition and features of the property and current demand. On that basis we propose a justified price that attracts buyers without undercutting your gain. The price is grounded in the market, not in guesswork.

Your agent takes care of everything: running viewings, filtering out non-serious buyers and negotiating while defending your price. You will not have to spend time on calls and meetings with everyone who enquires. You get the result and reports on the viewings.

No, if you prefer, the agent runs the viewings entirely. You save time while we keep you informed about every viewing. This is especially convenient if you are busy or in another location.

A little pre-sale sprucing up, cleaning and good photographs noticeably affect the speed and the price of the sale. We will suggest what is worth doing and what is not worth spending on. Minimal investment often adds a tangible amount to the price.

Yes, selling mortgaged property is possible, but it requires agreement with the bank and correct paperwork. Our lawyers will help carry out such a deal safely for all parties. We support the process from the start through to completion.
