Moldavanka is the rare case of an old part of the city being cheap. The reason is not transport: the centre is a walk away. It is the state of the building stock and a reputation that trails from the last century. At the same time this is where most new complexes are going up inside old blocks, and the area is visibly changing.

What to check specifically here

The block, not the address. In Moldavanka the difference between two parallel streets can exceed the difference between districts: on one side a new complex and tended courtyards, on the other buildings without repairs. Go and look in the evening rather than during the day.

The rest is the same across the city: title from the register extract, encumbrances and seizures, debts, the floor area against the technical passport, unlegalised alterations. For a buyer purchasing through us this check is free and happens before any deposit.

Transport and what is nearby

The centre is a walk or one stop away. The area around the railway station is well served by transport, which is convenient, though it is always busy there. A car here is more an inconvenience than an advantage.

What goes into the price besides floor area

The floor: ground and top floors sell below the middle ones, by up to ten per cent. Condition: a flat needing renovation costs less, but renovating 60 square metres is a sum to calculate before buying rather than after.

Documents: a property with inheritance, ownership shares or unlegalised alterations is cheaper for a reason. Sometimes that is ordinary room to negotiate, sometimes it is a reason not to proceed at all.

View and noise: in this area the difference between windows facing the courtyard and the road shows in the price, and it is checked at an evening viewing rather than in photographs.

How much money is needed above the price

State duty of one per cent and a Pension Fund contribution of one per cent, both payable by the buyer. Plus the notary, register extracts and a valuation. Together around three per cent of the price.

The arithmetic is simple: take the price of the apartment you are looking at and add those three per cent to it. If you are borrowing, add insurance and bank charges: the total above the price reaches five per cent.

And separately renovation and furniture: an empty apartment needs as much again as renovating its floor area costs.

When is the better time to buy

Seasonality exists in the Odesa market, but it is weaker than people assume. Summer brings more viewings and more buyers, which makes negotiating harder. In November and February there are fewer buyers, and sellers who need to close the year give discounts more readily.

What matters more than the month is how long the property has been on the market. A flat that has sat for six months negotiates better than one listed last week.

How to choose

An order that saves time: settle the sum including transaction costs, then pick two or three parts of the area, then look at ten properties on screen and three in person. There is no point seeing more than three in a day.

At a viewing, look at what cannot be changed: the floor, the view, the noise, the entrance, the neighbours, the condition of the building. Finishes get redone; the address does not.

Letting in this area

If you are buying to let, look at the ratio between the property price and local rents rather than at the price per metre. In areas with a lower entry price the percentage yield is often higher, because rents fall less steeply than purchase prices.

A tenant is found faster here when transport, a school and shops are nearby. A flat with a good view but no infrastructure takes longer to let than a modest one beside a bus stop.

Count income over eight months and costs over twelve: voids, out of season utilities and small repairs consume part of the year.
