A property transaction is not the signing; it is everything that comes before it. By the time the parties sit down with a notary, title, the property history, encumbrances, debts, third-party rights and the seller capacity all need to have been checked. A skipped item becomes a problem after the money has changed hands.
We run the deal from the first checks through to the entry of title in the register: preparing and reviewing documents, agreeing the contract, arranging a safe settlement and attending the signing.

Frequently asked questions
Can a notary alone be enough, without a lawyer?
A notary is responsible for the form of the transaction, not for whether it is a good deal or for the risks attached to the property. A notary does not check whether heirs rights were breached ten years ago. A lawyer does.
How long do the checks take?
One to three working days. Longer where the property has changed hands several times or the history includes inheritance and court cases.
What problems come up most often?
Encumbrances that were never lifted, missing spousal consent, registered minors, and a mismatch between the documented floor area and the actual one.
Do you guarantee the deal will be safe?
We guarantee that we will check everything listed above and tell you what we found. If a risk remains, you learn about it before the money moves, not after.
Who pays for the support?
Whoever commissioned it. Usually the buyer, because the risk attached to the property falls on them.
Do you work with mortgages and the eOselya programme?
Yes. A deal involving a bank follows its own sequence and timetable, and that is built into the support.
