Tartus in Lesky: a gated village of houses with plots

Tartus is a gated village of private houses in Lesky, on Parkova street: pines above the roofs, your own plot behind your own gate and the shore of the Black Sea 0.9 kilometres away. Nobody shares a wall with you here, and quiet is not something you negotiate with neighbours after ten in the evening.

Seventeen minutes by car separate you from the centre of Odesa, and in the evening you come back to a courtyard under pine trees where you hear the sea.

Below is what actually matters before a viewing: the drive, the house and the plot, the utilities, what the map shows nearby, who the format suits and what is for sale today.

Where it is and how long the drive takes

Seventeen minutes by car to the centre of Odesa, fourteen kilometres along the route. It is 0.9 kilometres to the shore of the Black Sea: a quarter of an hour on foot through the pines, five minutes by car. The road runs past residential districts rather than through the centre, so the morning rush is felt less here than from Fontan.

Lesky is a long settled northern part of the suburban belt where the pine forest comes almost to the shore. For the village that means mature trees instead of young saplings, and neighbours who chose this place deliberately.

The house, the plot and the yard

The houses follow one logic: a generous kitchen and living room opening onto a terrace, a fireplace, a guest bathroom with space for a washing machine, and a separate entrance hall. Ceilings are stated at up to four and a half metres, and that is exactly the sense of volume people move into a house for.

The plot here is not an extra, it is part of the purchase. We look at its size, its shape, which way it faces and what has already been done on it: lawn, trees, paving, space for cars. A well shaped plot facing south is worth more than one of the same area that is narrow and sits in the shade of the house next door.

In the house we look at the shell, the roof, the windows, the screed and the wiring. The fireplace is a second heat source rather than decoration, so we ask what it is designed for and how the flue was built. A terrace is a pleasure in May, and it is also where the quality of the waterproofing shows.

What the price of a house includes

In city housing the price is square metres. In a house it is square metres plus land plus networks. So before any conversation about a figure we establish four things: how much land the contract covers, the condition the house is handed over in, which connections are already made, and what has been finished on the plot.

The gap between a shell with windows and a house ready to move into is wide in this format, and it is what makes two apparently similar offers incomparable. We put that gap in figures before you decide, not after.

We also check what stays from the previous owner: kitchen, plumbing, fitted wardrobes, the heating system, pumping equipment, irrigation. In a house these are not details, and buying them again after moving in costs real money.

Utilities, security and management

Your own house means your own networks, and that is the one thing worth checking with the documents in hand. Gas, electricity, water and drainage: connected or promised, who maintains them, what the monthly village charge covers. Backup power: whether it exists and what it carries during outages.

A gated territory is more than a barrier at the entrance. We ask who provides the security, how access works for guests and deliveries, and whether there are cameras at the gate. In a village these things rest on an agreement between owners or on a manager appointed by the developer, and they decide how the street will look in five years.

Land. It is worth checking the designated use, the boundaries, that there is no overlap with neighbouring plots and that the actual area matches the documents. In suburban developments this is the most common reason for delays, and it is better settled before any deposit.

What the map shows nearby

The schools nearby are the Kryzhanivka lyceum, which runs from the first to the twelfth grade, Odesa lyceum 73 and the private Korabel Mrii lyceum: all three appear in the state register of educational establishments. Kindergartens in Kryzhanivka and Lesky are nearby too, and we show the specific one during the viewing.

Healthcare nearby: a city polyclinic, a primary care centre and the private Into-Sana. Shops within walking distance: Silpo, Tavria V and Kopiyka, with pharmacies on the same streets. For walks there is the Kotovskoho park and the squares of the district.

What matters is that all of this already works. The district was settled long ago and the village stands inside it, not in a field where a school is promised with the next phase.

Lesky: the character of the place

What matters about this direction is not that it was settled long ago, but how it lives through the whole year.

The pine forest that reaches almost to the shore holds a different microclimate here: in summer the shade is noticeably cooler than the city, and the air after rain is not the same air. For many buyers that becomes the main argument on the second viewing.

In winter the direction lives calmly: the roads are cleared, the shops nearby stay open, and the sense of isolation you get in villages beyond the ring road does not arise. It is worth checking for yourself on a weekday in January, and we always offer that viewing to anyone choosing between the city and a house.

Who this house suits

A family with children. A yard where you can see your child from the kitchen window, your own gate and schools nearby. For parents who drive anyway, seventeen minutes to the centre change nothing in the daily schedule.

Those who want a second home closer to the sea. The same 0.9 kilometres to the water, the pines and the gated grounds give the kind of weekend people otherwise rent a cottage for.

Those who work from home. A separate study, quiet on a weekday and a terrace instead of a lunch break in a cafe.

Those who think far ahead. The plot is part of the purchase, and it defines what you are actually buying: the area, the shape, the aspect and what has already been done on it.

How a viewing works

A viewing in a village takes longer than people expect, and that is as it should be. We walk not only the house but the plot along its boundaries, look at the approach from the street, the car entrance, the state of the road up to the gate and where the bins stand. Then we walk the village itself: lighting on the far streets, the playground, the access roads.

We always advise making the second viewing at a different time of day. A house that looks quiet at noon may sit under the headlights of arriving cars in the evening, and a plot that is sunny at lunchtime may be in the shade of the neighbouring roof by five. That is visible only on site, and only twice.

Prices and what is available

Price from 145 000 $, areas from 140 to 300 square metres. Prices are current as of 22.10.2026.

Similar villages nearby

In the same direction there are the Akademichne Mistechko townhouses a little over a kilometre away and the Perlynnyi cottage village in Fontanka, with Alpiiskyi-3 slightly further on.

Those are the formats to compare Tartus with: gated grounds, your own yard and the same suburban line along the shore.

How to buy

Before any deposit we read the documents: the seller title, the land papers, the utility connections and who maintains the grounds. That is part of our document check.

Payment can be in full or in parts: a mortgage, developer instalments, state programmes or eOselya. For a house the bank reviews both the building and the land, so add a week or two to the timeline. The valuation goes through our property valuation.
