Which garage to buy: garage and parking space types, 2026 papers

Underground car park of a residential complex

The short answer: the safest purchase is a garage or parking space whose ownership is already recorded in Ukraineʼs State Register of Real Property Rights. A brick garage in a garage cooperative suits people who also need storage, a space in the underground car park of a residential complex is convenient for residents of that complex, and a metal box is a temporary structure that does not count as real estate at all. Below we go through each option, the paperwork and what to check before you pay. As of 14.10.2026.

Why buy a garage or a parking space at all

A car parked on the street is exposed every day: scratches, broken mirrors, theft, snow and summer heat. Your own space removes most of these risks, and in new buildings it also saves time looking for a spot in the yard. A registered parking space can be sold or let separately from the flat, so it is an asset, not just a convenience.

On the other hand, a garage ties you to one area. If you might move, think about whether buyers or tenants will want this particular space.

Main types of garages and parking spaces

Brick garage in a garage cooperative

A brick or concrete box in a row of identical ones, usually with an inspection pit or a cellar. Pros: a separate lockable room where you can keep tyres and tools, and often a lower price than a space in a new car park. Cons: it may be far from home, cooperatives vary a lot in how well they are run, and papers for older boxes are often incomplete.

Metal garage

A prefabricated metal structure with no foundation. Legally it is a temporary structure, not real property, so its ownership cannot be registered in the State Register. You buy the structure itself, the land underneath is not yours. Metal boxes hold heat poorly and the local council can order them removed. Treat it as a short-term solution and only if you accept these risks.

Space in the underground car park of a residential complex

The most popular option in modern developments. You take the lift straight down from your building, there is security and CCTV, and the car does not freeze in winter. The space can be registered as a separate property with its own technical passport and ownership record. The downside: it usually costs more than a cooperative garage, plus monthly service charges for the car park.

Space in a multi-storey car park

A separate building on several levels, sometimes with mechanised parking systems. These are built next to large residential complexes or in dense districts. Make sure the specific space can be registered as your property and is not just offered on a long lease or a subscription.

Documents and ownership in 2026

The key rule: buy a space whose ownership is recorded in the State Register of Real Property Rights, or which the seller can register before the deal. The notary checks the register when certifying the sale agreement.

  • Cooperative garage. Membership and a fully paid share are not yet registered ownership. To register it, the member obtains a certificate from the cooperative confirming membership and full payment of the share. The cooperative itself must be registered as a legal entity. According to the Ministry of Justice, garages completed after 5 August 1992 also need documents confirming acceptance into operation.
  • Space in a residential complex. In a new building, first check the developerʼs documents and the contract under which the space is sold. After the building is commissioned, the owner gets a technical passport and registers ownership.
  • Metal garage. No ownership record is possible. Ask on what basis the structure stands on the land and whether any removal orders exist.
  • Sellerʼs passport and tax number, spouseʼs consent if the property is jointly owned, and no seizures or mortgages.

If the seller says "weʼll sort out the papers later", stop there. Registering a garage without documents afterwards can be slow and expensive.

What to check before buying

  • An extract from the State Register: who the owner is, any encumbrances, seizures or mortgages.
  • Status of the cooperative or car park: does the legal entity exist, who manages it, are there unpaid dues.
  • Physical condition: roof, walls, floor, waterproofing, ventilation, the inspection pit.
  • Access and dimensions: gate width, ceiling height, turning radius in the car park, especially for an SUV or van.
  • Security: guards, cameras, lighting, access control.
  • Electricity: is there a socket, can an EV charger be installed and who must approve it.
  • Monthly costs: cooperative dues, car park service charges, property tax if the local council has set one.
  • Rental demand: how many similar spaces are offered nearby, in case you want to let it later.

How much does a garage or parking space cost

The price depends on the city, the district, the type of space and the state of the documents. A space in a new complex near the sea and a cooperative box on the outskirts can differ several times over. Real listings in the area you need are a better guide than national averages. A space with complete papers usually costs more, but that is the price of a smooth resale.

Garage or parking space: how to choose

  • You live in a new building and drive daily: a space in your own complex.
  • You need room for storage, repairs or a second car: a cooperative garage with full documents.
  • You need a solution for a year or two: rent a space rather than buy a metal box.
  • You see it as an investment: only registered ownership, in an area where parking is scarce.

Can I register ownership of a metal garage?

No. A metal garage without a foundation is a temporary structure, not real property, so its ownership is not recorded in the State Register of Real Property Rights.

Is a cooperative membership book enough to sell a garage?

For a safe deal it is better to register ownership first. That requires a certificate from the cooperative on membership and full payment of the share, and for garages completed after 5 August 1992 also documents on acceptance into operation.

Can a parking space be sold separately from the flat?

Yes, if it is registered as a separate property with its own technical passport and ownership record.

Which is cheaper to maintain: a garage or a space in a complex?

Usually a cooperative garage, because the dues are lower. In a residential car park you pay for security, cleaning, lighting and ventilation, but you get more comfort.
