Arkadia. The best-known seaside district. It has the highest price per square meter and the strongest rental demand, with many new residential complexes overlooking the sea.

French Boulevard and Shevchenko. Quieter than Arkadia, green, with sanatoriums and parks. Apartments here are bought to live in and to preserve capital.

Fontan. A long district along the sea, from Malyi to Velykyi Fontan. Nearby are Maiachnyi Lane and Heranieva, Kostandi and Akademika Hlushka streets. The choice ranges from older buildings to new complexes, with good infrastructure for families.

Dacha Kovalevskoho. The south of the city, with many private houses and townhouses near the sea. Cheaper per square meter than Fontan.

Kryzhanivka and Fontanka. Suburbs north of Odesa. New complexes by the sea at lower prices. Keep the commute to the city in mind.

Live in it, rent it out or invest

To live in, look at quiet, the yard, parking, a nearby shelter and the route to work and school. A ground floor with a private entrance or a top floor with a view is a matter of taste, but both strongly affect the resale price.

To rent out, what matters is a 5-15 minute walk to the sea, a fresh renovation, air conditioning, furniture and appliances. One-room apartments and studios rent well. Before buying, estimate income realistically: the season, vacancy between tenants, utilities and tax on rental income.

What to check before buying by the sea

  • Landslide zones. Parts of the Odesa coast are prone to landslides. Check that the building is not in a risk zone and that coastal reinforcement has been done.
  • New build documents: building permit, land rights and commissioning certificate. For buying in a complex, read developer installment plans.
  • Humidity. Humidity is higher by the sea: look for mold and check the windows and ventilation.
  • Seasonality. Summer rents are higher and winter demand is lower. For long-term rentals, choose districts that are lively all year: Fontan, Arkadia, French Boulevard.
  • Beach access. Check whether the nearby beach is open and how to get there.
