Buying an apartment in Peresypskyi District, Odesa

Peresypskyi covers the northern part of the city: Peresyp itself, the Kotovskoho residential area known locally as Poskot, and the housing along the Khadzhybeiskyi estuary. It is the most affordable segment of the Odesa market and the largest in terms of standardised panel housing.

Poskot effectively functions as a town of its own, with its own shops, schools and markets. It holds the largest number of entry-level listings, and correctly priced apartments here find a buyer quickly.

Are Peresypskyi District and Poskot the same thing?

Poskot is the largest residential part of Peresypskyi District. The names are often used interchangeably, though the district is wider.

Why are prices lowest here?

Distance from the centre and the sea, standardised panel housing and the industrial history of part of the area.

Will it be hard to resell later?

Not at a realistic price. Demand in the entry-level segment is steady because this is the most affordable route into home ownership in Odesa.

What to weigh before buying

Transport is the central question. The drive to the centre can take up to forty minutes at peak times, which matters if you commute daily. Look at any apartment here together with the route: proximity to the main transport links affects daily life more than the floor or the view.

Second, look at the building itself. Most stock dates from the 1970s and 80s, and two buildings that look identical can differ sharply, an active owners association, replaced utilities and a maintained courtyard cost more but save money later.
