RUE MÉNARS is built by Familnyi Dim. The complex stands in the Kyivskyi district, on Liustdorfska Doroha 144, it is comfort class, and completed in 2025. Apartments run from 31-85 m², from one room upwards. It is three sections in the part of Tairova where new housing is scarce.
Everything about this complex is gathered here in one place: the timeline from the site reports, what is on sale, the terms people buy on, and what is worth checking here specifically. These reports used to appear as separate monthly news items, and now they are here.
What the complex is
The building is already finished, in 2025, and that is the main thing setting it apart from other new builds on sale. Buying here you look not at a render or a deadline but at a completed building: the entrance, the lift, the courtyard, the neighbours, and how all of it actually works.
The timeline below ends with the landscaping: after handover the reports were no longer about construction but about bringing the complex to the state in which people use it.
Familnyi Dim has been building in Odesa for years. The list of its complexes, with how many are on sale now, is on the developer page.
Construction timeline
From the reports published from the site. Each entry is a date and what it said.
- 21 February 2026: site report
- 17 March 2026: site report
- 28 May 2026: site report
- 30 June 2026: site report
- 28 July 2026: site report
- 26 August 2026: site report
- 22 September 2026: site report: finishing the landscaping of the grounds
What this shows: work did not stop at handover, and the grounds were being finished for almost another year. For a buyer that means you will see the courtyard and the entrance finished rather than planned.
Prices and what is on sale
Prices here change with the stage and the section, so there is no sense in freezing them into an article. The current price list, the layouts and what is on sale today are on the RUE MÉNARS page.
For comparison with the market: a metre across Odesa apartments now costs 1 227 $, and a metre in a new build is almost always dearer than one on the resale market for the same floor area. Prices by district are on the apartment prices in Odesa page.
Buying terms
The building is finished, so buying here is closer to an ordinary deal than to buying at the construction stage. If the apartment comes from the developer, instalments are possible but short: payments until handover ended with the handover itself. If it comes from an owner, this is the resale market with everything that belongs to it: the register extract, spousal consent, a certificate of registered residents.
A mortgage on a finished building is simpler than on one under construction: the bank has something to take as security, and title either exists already or arises on the day of the deal.
We take no commission from the buyer: on developer apartments the developer pays the fee.
What to check here specifically
The building is finished, so what matters here is not the developer paperwork but the building and the apartment. Look at the entrance, the lift, the courtyard and the parking on site rather than in photographs, preferably in the evening when all the cars are home. Ask who runs the building and what it costs per month: the tariff is already known and does not have to be guessed.
On the apartment: whether title is registered yet, because until it is the flat cannot be sold or mortgaged. If an owner is selling, this is the resale market and it is checked as such.
And the thing a listing never shows: how the management company actually works. In a finished building that is a fact rather than a promise, and it is easy to establish. Ask the neighbours in the courtyard whether the refuse is collected on time, whether the lift works and what the monthly bill comes to. One five minute conversation replaces everything a seller says about comfort.
We check the documents as part of our document and developer checks, free for the buyer.
Is the building already finished?
Yes, completed in 2025. That means you are looking at a finished building rather than a date in a contract: the entrance, the lift, the courtyard and the neighbours are there to see.
