Svoy Dom is an Odesa developer working in the suburban belt to the south and to the north of the city. The production showcase of the CRM lists three complexes under it: Daiberg in Lymanka, Malyi Marsel on Marselska street in Lesky and Malyi Marsel 2 nearby.
Its formats differ, and that is the main thing to know before choosing: townhouses, duplexes and cottages with plots in Lymanka, and club houses with flats in Lesky. Comparing its objects with each other by price per square metre does not work: they are two different ways of living.
Below is the list of objects, what is confirmed by sources for each, and what it is worth checking in the documents before a deal with this developer.
Daiberg in Lymanka
Daiberg is a gated development of townhouses, duplexes and cottages in Lymanka, Tairove community of the Odeskyi district. The houses have two or three levels and their own plots, ceilings of 3,4 metres, entry by pass and two parking spaces in front of the entrance.
The development goes in phases and the first two are closed and being settled. A kindergarten, a fitness centre, a restaurant, a pool and a park are declared on the grounds.
Malyi Marsel on Marselska street
A club house of three storeys and sixteen flats at 72 Marselska street in Lesky. It was completed and commissioned at the end of 2017, so this is a settled building with a history rather than a project.
The grounds hold a closed courtyard with a playground and a training area, round the clock security with video surveillance, ground parking with an electric car charging point and a picnic area with a grill. The format is confirmed by two open sources.
Malyi Marsel 2 in Lesky
The second club house by the same developer, in Lesky. Three storeys in a European style with a mansard top floor, small balconies and its own enclosed courtyard, within low rise development near the sea.
Lesky is the suburban pine belt north of Odesa, the same area where the Tartus cottage village stands. People buy flats here when they want a small building with neighbours they know by face rather than a block of several hundred flats.
Lymanka and Lesky: two different directions
Lymanka is the south western side: 14 kilometres to the centre of Odesa along the route and about 19 minutes by car, with the shore of the Black Sea about three kilometres away. The direction has been residential for a long time, with schools, kindergartens and large shops.
Lesky is the northern side among the pines: 14 kilometres to the centre and about 17 minutes, with the sea shore less than a kilometre away. The development here is low rise, which is why a club house of sixteen flats fits it naturally.
We measured the distances from a verified point at each object address rather than from the coordinates in the card: the coordinates in the catalogue for these objects are still being corrected.
How to view this developer objects
The formats differ, so a viewing can be arranged to show the difference in one trip: first a house with a plot in Lymanka, then a flat in a club house. After two visits the question of a house or a flat answers itself.
In the completed building we look at the state of the common property nine years after commissioning: the courtyard, the roof, the entrance, how the security works. In what is under construction we look at the stage of the specific phase and what is already finished nearby.
What it is worth checking before a deal
For a house with a plot: the building permit, the land title, the technical conditions, the plot boundaries, the designated use and the form the transfer of the house together with the land takes.
For a flat in a club house: the commissioning, the technical passport, the registration of the seller ownership, the state of the common property and who maintains the building.
For any object: the gas, electricity, water and drainage connections, the capacity, who holds the networks, what the monthly charge covers and whether there is backup power. This is part of our document check.
Prices and availability
Prices differ between this developer objects because the formats differ. A FAKTOR specialist will put together the current offers, layouts and payment terms: they will find an option in Daiberg, in the Malyi Marsel club houses or in neighbouring complexes in the same direction.
Payment can be in full or in parts: Daiberg offers developer instalments, and besides them there are mortgages, state programmes and eOselya where the object qualifies. The valuation goes through our property valuation, and the deal runs with legal support.
