What is your apartment worth
We calculate from our own database: in a minute, without calls.
The apartment number is seen by the agent only: it never appears in a listing.
DistrictThis is a guide based on similar listings, not a valuation of your apartment: the exact price is named by an agent after a viewing: it depends on condition, floor, view and documents.
A valuation based on FAKTOR data, not assumptions
A current snapshot of our own database as of 13 October 2026. Open prices for your segment by area and property characteristics.

Agent market valuation and the valuation for the deal
A market valuation by an agent answers one question: what the property sells for now. An agent does it free of charge from completed deals in your district, and it is for you, so you set a price and do not sit on the market for months. A valuation for the deal is different: an official document the notary uses to calculate the tax, and its figure comes from the state database. The two diverge constantly. A market valuation by an agent does not replace the valuation for the deal: without the document the notary will not complete it. So both are done, at different times.

Sell a Flat, House or Commercial Unit in Odesa
A page for owners: we sell flats, houses and commercial property in Odesa and the region. We take on everything from the price to handing over the keys, and we are paid only after the deal closes. If you have not decided whether to sell or wait, start with a valuation: it shows what the property is worth today and commits you to nothing.
How a sale works
Step one, the price. We look at what similar properties nearby actually closed for and name the term in which your figure will find a buyer. An inflated starting price costs months on the shelf, and that is visible before the first viewing.
Step two, preparation: the shoot, the description, the documents in advance. Step three, advertising and viewings. Step four, the deposit with its contract, the notary and registration of title. After that the keys change hands, the meters are read and the utility accounts transferred, which is our part too.
What it costs
From five per cent of the deal, and only once it closes. Until then you pay nothing: not for the photographs, the advertising or the viewings. The exact figure is stated before the work begins and fixed in the contract.
How long a sale takes
The right price shortens it several times over; an inflated one stretches it, and buyers start asking what is wrong with a listing that has been up for so long.
Flats, houses and commercial units sell differently
A flat is viewed quickly and compared with its neighbours, so the price per metre and the condition decide. A house is viewed slowly, people come twice and bring the family: the plot, the utilities and the winter road matter. Commercial property is bought on a calculation, and the first question is not the decor but the footfall, the electrical capacity and the designated use.
Hence the different terms: flats move faster, commercial property slower than housing. We say so at the start, so that expectations match the market.
What preparation includes
Pricing based on real deals nearby. Photography without distorted frames or embellishments that are not there. A description built around what genuinely sets the property apart. Publication on 3 portals and a showing to our own buyer base, because some deals close before any public advertising. We run the viewings ourselves and filter out those who are only looking.

FAQ
Frequently asked questions
What documents are needed to sell an apartment
The document of title: a purchase contract, a certificate of inheritance, a deed of gift or a court decision. The technical passport. An extract from the State Register of Property Rights, which the notary orders. A certificate of the people registered in the apartment. Spousal consent if the apartment was bought during the marriage, and permission from the guardianship authority if a minor is among the owners. If something is missing, restoring it takes from a few days to a few weeks, and it is better to start before a buyer appears.
Do you need an agent to sell
You can sell on your own, nothing forbids it. An agent is worth it where an owner loses money and time: the price is set by guesswork, viewings happen during working hours, the buyer negotiates from preparation and the seller does not, and the documents are checked only at the deal itself. We take on the valuation based on actual deals, the advertising, the viewings, checking the buyer, and support through to registration of title. If you do it yourself, the one thing not to economise on is the document check: that is where losses cost most.
Can an apartment be sold with a tenant in it
Yes. The lease passes to the new owner along with the apartment: a sale does not end it, and the new owner becomes the landlord on the same terms. So the buyer sees the lease before the deposit, not after. Selling is faster and dearer when the apartment is empty: there are more buyers looking for a home than investors. If the tenant stays, give them written notice, agree viewing times, and either return their deposit or hand it to the new owner against a receipt.
What does selling an apartment cost
From the seller: income tax of 5 per cent and a military levy of 1.5 per cent if the apartment has been owned for less than three years, or if this is not the first sale of property in the year. A first sale of a property owned for more than three years is exempt. From the buyer: a Pension Fund contribution of 1 per cent. The state duty of 1 per cent is paid as the parties agree. The notary, the extracts, the valuation and the agency fee are separate. The rates are as they stand this year and are confirmed by the notary on the date of the deal.
How to value an apartment before selling
The price comes from completed deals rather than similar listings: a listing shows what is asked, not what is paid. We take apartments in the same district with the same room count, floor and condition, look at what they actually sold for and how long they sat on the market, and build the price from that. A separate valuer report is needed for the notary and for tax, and that is a different figure, not a market one. A metre across city apartments is now 1 227 $, but by district and condition the spread reaches twofold.
How long does selling an apartment in Odesa take
The deal at the notary takes a day once the documents are together. The timing is set by finding a buyer, and there the price decides: an apartment listed at the market finds a buyer faster than one listed with room to negotiate that then drifts down. Add time for preparing documents if something is missing, and for registering title after signing. The slowest to sell are apartments with a problem in the documents, with ownership shares, or with unlegalised alterations: there a buyer either walks away or asks for a discount.
What do your services cost
From five per cent of the deal, and only after it: you pay nothing before the deal closes. We name the exact figure before starting work and put it in the contract. Advertising, photography and viewings are not charged separately, they are included.
Is an exclusive agreement required
No, we work without one too. With an exclusive agreement we spend more on advertising because we know the work will not be wasted, and that usually shortens the sale. But the choice is yours, and declining it does not mean the property gets less attention.
Can an apartment under mortgage be sold
Yes. The scheme depends on the bank: either the buyer settles the balance and the charge is removed, or the deal goes through the bank. We agree it with the bank before the deposit, not after: its terms set both the timing and how much the buyer has to bring to the deal.
How an agent market valuation differs from the valuation for the deal
An agent does the market valuation free of charge from completed deals in your district, and it answers what the apartment sells for now. The valuation for the deal is an official document whose figure the notary uses to calculate the tax, and it comes from the state database. An agent market valuation does not replace the valuation for the deal: both are needed, at different times.
