The list comes from the live catalogue, so it holds only complexes that actually exist as properties rather than names from advertising. Where the catalogue disagrees with the portals we say so outright instead of pretending there is no gap.
How buying outside the city differs
First, administrative status. Some suburban areas legally are not Odesa, and that decides which school a child attends, which clinic accepts them and who answers for the roads and the rubbish.
Second, utilities. In the city water, drainage and heating are a given; outside it they are a question about the specific complex: its own boiler room or the central one, its own well or city water, and where the drainage goes.
Third, the drive. Twenty minutes on an empty road and an hour in traffic at nine in the morning are the same distance. What matters is the time at peak hours, not the kilometres.
Four questions before a deposit
Which permit covers this specific phase. Who the developer is and what they have already delivered in the same area. Which utilities are connected now and which are promised. And how the land under the building is held, because outside the city that question comes up more often.
