Sold Properties in Odesa: the Archive
These are properties already sold or withdrawn from sale. The page is not for buying but for checking: the cards show what actually left the market, how long it stood there and how it ended.
Why look at sold listings
An asking price is what the seller hoped for; a sold listing shows what the market paid. If a similar flat in the next building sat for half a year, yours at the same price will sit just as long. If it went in a month, the price was below the market, which is worth knowing too.
For an owner this is the honest answer to what a property will really sell for. For a buyer it shows how fast a decision has to be made: if such flats go in weeks, there is no time to deliberate.
How to use it
Find your building or its neighbours in the list, look at the floor area, the room count and how long the property was listed. Compare that with what is being asked now: the gap between asked and sold is your room to negotiate.
Anything standing noticeably longer usually has one of three reasons: a price above the market, complicated documents, or a ground floor facing a road.
What is not visible here
Deal prices in Ukraine are not public: the register holds them but keeps them closed. So we show the last asking price and how long the property was listed. That is not the same as the deal price, and we will not pretend otherwise.
The second gap is the reason for withdrawal. A flat may have sold, or the owner may simply have given up. From the outside the two are indistinguishable, so the page says sold or withdrawn and leaves the guessing out.
What next
If you are selling, start with a valuation: we calculate the price from real deals nearby rather than from listings. If you are buying, tell us the district and the budget and we will send what is available today.

FAQ
Frequently asked questions
Why can these properties no longer be bought?
They have been sold or withdrawn by the owner. The page stays because it shows what left the market and how long it took.
Is the deal price shown here?
The last asking price is shown. The actual deal price is usually lower, and how much lower depends on how long the property was listed.
Can I see similar properties that are still available?
Yes, each sold card links to similar properties on the market now. If there are none, tell us your terms and we will let you know when one appears.
How do I find out what my flat is worth?
Order a valuation: we calculate from real deals nearby rather than from listings. A certified appraiser report for a notary or a bank costs from 1800 UAH.
