Paying in parts is possible with whoever is building the apartment, not with whoever lived in it. A resale owner sells in a single payment because they are buying something else, so instalments are practically absent from the resale market; where they appear, they are a private arrangement without guarantees. What really sets the terms for a particular apartment
Not the developer price list, but the stage of the building and the pace of sales in that queue. The earlier the stage, the longer the schedule and the greater the willingness to negotiate, because the money is needed now. In a completed building instalments are short or absent, since the apartments sell anyway. That is why apartments of the same size in neighbouring queues come on different terms, and the comparison belongs between buildings rather than complexes.
Small apartments disappear first
Studios and one room apartments sell out fastest on instalments, because their payments are within reach of more buyers. The practical consequence: if you are counting on a small area, the real choice in a queue is narrower than the general list suggests, and the better layouts go before any external advertising starts. Two room apartments and larger hold on longer, and usually carry longer schedules.
The clause that outweighs the size of the first payment
The price. It is either fixed for the whole term or open to revision: tied to the exchange rate, to an index, or to the developer decision. The second option means the final sum is still unknown to you, and that, rather than the percentage of the first payment, decides what you pay. The second most important clause covers late payment, because the apartment is not yours until the last instalment.
Ownership and leaving the deal
The apartment is registered in your name after the full payment and the commissioning of the building. Until then you hold a contract and a schedule. If plans change, assigning the contract to someone else usually needs the developer consent and a separate fee, so the exit costs more than it appears at the start.
