You choose a queue, not a complex
Instalment terms come from the specific building rather than the name on the hoarding. Within one complex the first queue is finished and no longer offers instalments, while the third has just left the foundation pit and carries the longest schedule. So the comparison belongs between buildings: the stage, the completion date in the documents, and how many apartments in that queue remain unsold. A new build metre costs 1 450 $.
Why an early stage brings a longer schedule
Because at an early stage the developer needs your money, and in a finished building it no longer does. The relationship is direct and cuts both ways: a longer schedule means a greater risk of the build stalling, while a short schedule means little risk and little instalment. The middle ground most buyers choose is a building at the slab stage with a schedule running to the completion date.
What to examine in the queue rather than the complex
The permit for this queue specifically, not the previous one: a complex can be under construction for years while the new queue still lacks papers. The completion date in the documents, because advertising states a more optimistic one. The pace of work on site: a floor a month is normal, a two month pause is a question. And how many queues this developer has already delivered, because that is the only thing that speaks about them without words.
The schedule and the price in the contract
The first payment, the frequency, the date of full settlement. The key item is not the size of the payment but whether the price is fixed or open to revision: a link to the exchange rate or an index means the final sum is still unknown to you. Second comes the consequence of a late payment, because the apartment is not yours until the last one. We read both clauses before signing.
