A house is harder for a bank than an apartment
The reason is simple: the collateral may have to be sold if the loan stops being paid, and a house sells more slowly than an apartment and is harder to appraise. So each bank sets its own requirements for houses, and they are usually stricter than for apartments. The land is pledged together with the house
This is the main difference from an apartment. The bank takes both the house and the plot beneath it as collateral, so the land title, its boundaries and designated use are examined as closely as the building. A house on a plot with a different designated use, or overlapping a neighbouring boundary, will be refused however good the building is.
Documents an apartment never needs
Commissioning and registered ownership: without them the building does not exist as collateral. Technical documentation, and actual floor area matching the papers, because an added storey or terrace missing from the documents will stop the deal at the appraisal. And separately the utilities: gas, water, electricity and sewerage, which shape both the appraisal and your costs after moving in.
What this means for the calculation
The down payment is counted from the appraised value, and for houses the gap between the owner price and the appraisal tends to be wider than for apartments: the market is narrower and comparable sales are fewer. Insurance, the appraisal, the notary and bank fees come on top. The payment is worth calculating with all of them included, because together they are noticeable.
