How to choose a land plot
The catalog now has 578 land plots in Odesa and the region, priced from 3 000 $: plots for a house, for gardening and for business.
The key thing about a plot is its designated use. For your own home you need a plot designated for building and maintaining a residential house: it lets you get a building permit and register the house. Building on a gardening plot is also possible, but the rules are stricter. Commercial plots are for a shop, a warehouse or another business.
Next come the utilities: electricity, gas and water next to the plot save both money and time. Access, neighbours and the distance to the city matter too. Popular directions are Fontanka, Kryzhanivka, Lymanka, Velykodolynske, Avanhard and the coast.
Before the deal, the cadastral number, the boundaries on site, the owner in the register and the absence of seizures or liens are checked.
By the sea or out of town
Plots by the sea, on the coast from Fontanka to Karolino-Buhaz, cost more and find buyers quickly. Out of town, towards Velykodolynske or Avanhard, the same budget buys a larger plot, and it is easier to find a quiet street for a family home. Compare plot prices per hundred square metres (sotka), not for the whole area.
