Estate Agents in Odesa: the FAKTOR Team
That is not a formality: an agent who works the same streets every day knows the buildings, the management companies and what deals actually close for there.
How to choose an agent
First, the district. Ask not how many listings they have but how many deals they have closed in this district. An agent who covers your district will name the buildings from memory and tell you where their weak points are.
Second, the type of property. A new development, the resale market and a country house are three different jobs with different documents. Someone who handles new builds knows which entity a particular developer registers sales to; someone who handles resale sees the risks in the history of title.
Third, how they talk about drawbacks. If a viewing brings you nothing but advantages, that person is not selling your interest. Part of an agent job is to say why a particular flat is better left alone.
Fourth, the terms up front. Who pays the fee, how much it is and what it covers should be said before the first viewing, not at the deal.
What an agent does for an owner
A sale starts with the price rather than the listing: we look at what similar flats nearby actually closed for and tell you how long your figure will take to find a buyer. Then come the photographs, the listing text, the viewings and the filtering of people who are genuinely buying rather than looking. The deal is run by the same agent you started with.
What a FAKTOR agent does
Behind the agency stands the experience of over 5,000 deals, and it goes into every agent work. An agent selects from the database what is genuinely on sale rather than what looks good in a listing. Attends viewings with you. Before any deposit, checks the documents: who owns the property, whether there are seizures or restrictions, whether the area matches, who signs the contract. Runs the deal through to registration of title and stays on afterwards: handing over the keys, meter readings, transferring the utility accounts.
For an owner the fee starts at five per cent of the deal, and the exact figure is stated before the work begins.

FAQ
Frequently asked questions
What does an agent cost?
For an owner, from five per cent of the deal, with the exact figure stated before the work begins. For a buyer of a new development, nothing: the developer pays the fee.
Can one agent cover several districts?
They can, but the opposite serves you better. An agent knows their own streets more deeply than the whole city, so in different districts we introduce you to different people, and the deal is run by the agent whose district you are buying in.
What if the agent is not a good fit?
Tell the office manager and you will be given another. It is a normal situation with no consequences for you: we take no search agreement.
Does the agent represent the seller or the buyer?
Whoever hired them. If you are buying a new development, our interest matches yours: we are paid by the developer rather than by you, and the price does not change because of it.
Do agents work at weekends?
The offices are closed on Saturday and Sunday, but viewings go ahead: arrange it with your agent in advance and they will come out.
