Buy an Apartment in Odesa: All Listings
Here are all the Odesa apartments on sale today: 11 868 listings with filters by district, rooms, condition, floor and price. The list comes from our own database rather than from online classifieds.
What an apartment in Odesa costs
A metre in city apartments costs 1 227 dollars, and 1 240 in new developments. Across districts the spread is wider than the gap between the two markets: from 912 in Peresypskyi to 1 400 in Prymorskyi.
So the usual order is this: the budget first, then the districts it covers, and only then particular buildings. Start with a building and it is easy to fall for a flat that will not add up.
What to look at in the filters
Room count and floor area are different things: a two bedroom flat in the old stock can be roomier than a three bedroom in a new tower. The condition decides what you spend after the deal, and an unrenovated flat often works out better value even with the works. The floor affects both the price and daily life: ground and top floors are cheaper, but the ground floor is noisier and the top one depends on the roof.
Use the district filter together with the price filter: that shows at once where your budget gives you a choice and where it leaves one or two offers.
Look separately at how many flats are listed in one building. When there are many, there is more room to negotiate, because the sellers are not coming out one by one but competing for the same buyer.
New build or resale
A metre costs more in a new development, but the building is new, the services are fresh, and some complexes offer developer instalments and the eOselia programme. The resale market is cheaper per metre and lets you walk into a building that is already lived in: you see the courtyard, the neighbours and how the management works.
The gap between those two markets is smaller than the gap between districts, so the choice between new and old usually comes down to whether you are ready to wait for completion and renovation rather than to price.
How long a deal takes
From the first viewing to registration of title it is usually two or three weeks when the documents are in order. It stretches to two months when an inheritance, underage owners or a mortgage are involved. We state the realistic timeline at the start rather than after the deposit, because it decides whether your move fits.
How we work with a buyer
With over 5,000 deals behind us, the difference shows in the details. We attend viewings with you rather than sending an address to a messenger. For a buyer of a new build this costs nothing, because the developer pays the fee.
Apartments in Odesa sell from 10 900 $, the median price per square metre across the city is 1 228 $, and 7 313 apartments are on sale. Figures as of 30.10.2026.
The gap between districts reaches one and a half times, so the budget is counted per district and per building rather than per city. Below: prices by district and neighbourhood, new builds against resale, how many rooms fit which budget, how a purchase runs and what the state programmes require.
Apartment prices in Odesa right now
The median across the city is 1 228 $ per square metre, and the two segments sit close together: 1 240 $ in new builds and 1 227 $ on resale. The gap shows at the entry point: new builds start from 21 350 $ and resale from 10 900 $, where the cheapest listings are small floor areas in pre-war buildings and at the far tram stations.
Within one district the price is set by the distance to the sea and to the centre, the year of the building, the floor, the condition of the apartment, a gated courtyard and a parking space. New builds add the construction stage: the same metre costs differently at the start of works and in a completed building, and the gap between phases of one complex is often wider than between neighbouring streets. The full breakdown by district, building type and number of rooms is on the prices page.
Prices by district and neighbourhood
Four administrative districts and six neighbourhoods where buyers search most often. Each name opens that catalogue.
| District or neighbourhood | On sale | Price from | Median per m² |
|---|---|---|---|
| Prymorskyi district | 2 547 | 15 000 $ | 1 400 $ |
| Kyivskyi district | 988 | 16 600 $ | 1 260 $ |
| Khadzhybeiskyi district | 2 739 | 10 900 $ | 1 188 $ |
| Peresypskyi district | 852 | 13 000 $ | 912 $ |
| Arkadiia | 382 | 26 500 $ | 1 881 $ |
| City centre | 1 140 | 15 900 $ | 1 400 $ |
| Tairova | 567 | 19 000 $ | 1 233 $ |
| Cheriomushky | 565 | 17 500 $ | 840 $ |
| Moldavanka | 547 | 14 000 $ | 970 $ |
| Kotovskoho | 669 | 13 000 $ | 896 $ |
The metre costs most in Arkadiia and least in Cheriomushky and the Peresypskyi district. In the centre the price is held up by large floor areas in pre-war buildings, while in Tairova and Cheriomushky demand comes from families who need a school, a kindergarten and transport within walking distance.
New build or resale
A resale apartment is ready to move into: you see it as it is, the building is lived in and the bills are known. The deal runs faster because there is one seller and the papers are in hand.
New builds offer more layouts, parking and gated courtyards, and the price per metre follows the construction stage. The question there is not the finishing but the paperwork: the construction permit, the land title, the sale scheme and how many phases of the complex are already completed. Apartments in buildings finished a few years ago sit in the resale catalogue, and for the state programmes the age of the building usually matters more than the finishing.
The largest complexes by number of apartments are 63 Perlyna, RealPark, ODESA CITY, Udobnyi and 64th Pearl, where several apartments can be viewed in one visit.
How many rooms and what budget
One-bedroom apartments are bought as a first home and for letting: they are the most liquid, they sell and let faster than anything else. Two-bedroom apartments carry the widest demand, and they are also where sellers negotiate most, because the choice is large. Three bedrooms are rarer in new builds and absent in some complexes, so it is worth naming the number of rooms at the start.
The budget is built from three figures: the price, the renovation and the costs of the deal itself. A new build adds timing: if the building is handed over next year, part of the sum is paid later under a developer instalment plan. An apartment with finished renovation costs more, yet it can be lived in at once, which often works out cheaper than arranging the works from abroad.
How a purchase runs with FAKTOR and how long it takes
An agent clarifies the budget, the district and the number of rooms, selects options from the catalogue and arranges viewings on one day. A viewing shows what photographs do not: the entrance, the courtyard, the neighbours, the view and the noise. A lawyer then goes through the documents, after which comes the deposit, the contract before a notary and the handover of keys and meter readings.
The timing depends on the money rather than the apartment. Paid from own funds, a deal runs from a week to a month, and the seller certificates set that pace. Under the state mortgage programme it takes from three weeks to three months, because a valuation, the accreditation of the building and the queue at the bank are added. In a building still under construction the developer schedule sets the date.
State programmes and developer instalment plans
The eOselia programme gives a rate of 3 or 7 per cent for the first ten years, and the rate follows the applicant category rather than the income. Most categories need a new build or a building no older than three years, while internally displaced persons may buy housing up to twenty years old. The building is accredited by the bank, not by the developer, and bank lists differ, so the apartment and the bank are chosen together.
A certificate under the eVidnovlennia programme can also be used to buy an apartment, with its own requirements for the property. The conditions of both programmes and the list of categories are gathered on the state programmes page.
An instalment plan comes only from the developer: the down payment, the term and the mark-up differ in every complex, and single lots carry conditions different from the whole building. There are no instalment plans on the resale market, where a purchase is made from own funds or with a mortgage.
What is checked before the deposit
Four things, and each of them breaks deals more often than buyers expect. Ownership and the history of transfers: an apartment can have co-owners the seller never mentioned. Encumbrances, seizures and debts. The seller documents, including a spouse consent where required. For a new build, the construction permit, the land title and the sale scheme.
The order matters more than the list: the document check comes before the deposit, not after. Afterwards the same finding turns into a dispute about getting the money back. Complicated cases go to a lawyer: inheritance, shared ownership, sale by power of attorney, alterations registered nowhere.
Where negotiation is real
On the resale market the room for negotiation depends on why the owner sells. An apartment offered with no deadline barely moves in price, while one sold before a move, after a division of property or for quick money moves noticeably. The argument is not a general view of the market but how long the apartment has been listed and how many times the price changed, and that is visible in the listing.
In a new build there is no negotiation in the usual sense. Instead there are instalment plans, promotions on selected floors and the apartments a developer is ready to release cheaper: lower floors, windows onto the courtyard, unusual layouts.

FAQ
Frequently asked questions
How many apartments do you have for sale?
There are 11 868 listings right now.
How much do districts differ in price?
A metre runs from 912 dollars in Peresypskyi to 1 400 in Prymorskyi. That gap is wider than the one between new builds and the resale market.
Do you charge the buyer a fee?
Not in new developments: the developer pays there. On the resale market we state the terms before the viewing, not at the deal.
Can I buy remotely?
Yes, under a power of attorney. We run the viewing on video, check the documents and take the deal through to registration, and you come for the keys.
How much does an apartment in Odesa cost
Apartments sell from 10 900 $, and the median price per square metre across the city is 1 228 $. The cheapest listings are small floor areas in pre-war buildings and at the far stations, the most expensive ones are in Arkadiia and by the sea. Figures as of 30.10.2026.
Where are apartments in Odesa cheaper
The lowest median per metre is in Cheriomushky and the Peresypskyi district, followed by Moldavanka and Kotovskoho. The gap with Arkadiia is more than twofold, so the same budget buys a noticeably larger floor area in those areas.
New build or resale
The median metre sits close in both segments: 1 240 $ in new builds and 1 227 $ on resale. The gap is at the entry point, 21 350 $ against 10 900 $. A resale apartment is ready to move into and the deal runs faster, a new build offers more layouts. For the state programmes the age of the building matters more than the finishing.
How long does buying an apartment take
From own funds it takes a week to a month, and the seller certificates set the pace. Under the state mortgage programme it takes three weeks to three months, because a valuation, the accreditation of the building and the bank queue are added. In a building under construction the developer schedule sets the date.
Can a foreigner buy an apartment in Odesa
Yes. A foreign buyer needs a passport and a Ukrainian tax number, and the deal is signed before a notary as it is for a resident. The state mortgage programmes are open to Ukrainian citizens of the listed categories, so a foreign buyer pays from own funds or under a developer instalment plan.
Is there an instalment plan
An instalment plan comes only from the developer. The down payment, the term and the mark-up differ in every complex, and single lots carry conditions different from the whole building. There are no instalment plans on the resale market.
What commission does the buyer pay
The buyer pays no commission for a purchase: it is paid by the selling side or by the developer. A developer apartment costs the same through an agency as at the sales office. The terms for a particular property are stated before the viewing.
Is a lawyer needed for a new build
Yes. In a new build it is not the history of the apartment that is checked but the developer paperwork: the construction permit, the land title and the sale scheme. The risk is not smaller, it is different, and it has to be seen before the deposit.
