Zruchnyi has updated its site report for August 2025. The complex is built by Duet, with planned completion in 2026, so about a year remained at the date of the report: the stage where the frame already defines the building while finishing is still ahead.
The building stands in the Prymorskyi district on Serednofontanska Street, business class. The developer has two residential complexes in Odesa and has been building since 2011. As at October 2026 we hold 11 apartments here, the cheapest from 85 000 dollars, with the complex averaging about 900 dollars per square metre.
What this means for a buyer
At 900 dollars a metre in the Prymorskyi district this sits well below the district average of 1 584 dollars as at October 2026. The difference is not build quality: business class on Serednofontanska costs less than business class by the sea, and for a buyer that is the clearest way into an expensive district.
What to check
At this stage it is worth looking at the permits and at the number of apartments per floor: in business class, eight per floor and sixteen are different lives in the same entrance, while the brochure uses the same word. It also helps to count how many lifts serve each section.
