The median price per square metre of an apartment in Tairova district is $ 1 044. The figure comes from 49 listings the agency is selling right now; half of them fall between $ 771 and $ 1 350 per square metre. A median means exactly half the apartments cost less and half cost more: unlike an average, a single expensive listing does not move it.

Small and large apartments follow different rules. A square metre in a 1-room flat costs $ 1 150 and the flat itself $ 40 900 at the median; a square metre in a 3-room flat is $ 800 and the flat $ 59 000. So the square metre in the smaller flat is 44 per cent more expensive: a small floor area is always dearer per metre, because the kitchen, bathroom and hallway take the same space in both.

By building type the dearest square metre is in the "Новострой" segment at $ 1 200, the most affordable in "Спецпроект" at $ 891, a gap of 35 per cent.

By number of rooms the picture is as follows. A 1-room flat costs $ 40 900 at the median, its square metre is $ 1 150, and 23 such flats are on sale. A 3-room flat costs $ 59 000 at the median, its square metre is $ 800, and 14 such flats are on sale.

Against the city, Tairova district looks like this: the Odesa median is $ 2 077 per square metre, so a square metre here is 50 per cent cheaper. About 1 per cent of all the apartments the agency sells in the city are in this district, so the choice here is wider than average.

By budget, the listings in the district break down as follows. Up to $ 30 000 - 3 listings. From $ 30 000 to $ 50 000 - 24 apartments. From $ 50 000 to $ 80 000 - 14 apartments. From $ 80 000 to $ 120 000 - 5 apartments. From $ 120 000 to $ 200 000 - 2 apartments. Above $ 200 000 - 1 apartments.

The cheapest listing in the district starts at $ 553 per square metre, and the most affordable whole apartment at $ 19 000. Every figure on this page is calculated from the agency listings database at asking prices: this is not closed-deal statistics and not the whole city market. The numbers refresh daily together with the database, so the text above describes today, not last year.

Median, not average: a single expensive listing shifts the average until it means nothing. "Most of the listings" is the range between the 20th and 80th percentile - three listings out of five fall inside it. The median is calculated with five per cent trimmed from each end, where data-entry errors live; this does not affect the listing count. A figure is shown from ten listings, and marked as a small sample below twenty.
